My company is close to buying the controlling interst in a Thai company. We will retain the current owner as President / CEO.
He is suggesting we need show type office space in Bangkok, (which I agree with) although main operation will be out of town.
For a cetral office in the business area he is quoting 18,500 B per month for 400 sq ft. Does this sound resonable?
Also, 37,000 B one off fitting out costs, furniture, decoration etc.
Any tips and advice welcome.

Have you ever been to BKK? There really is no single central business area, so it is hard to say without knowing the exact address. But the prices quoted seems fairly reasonable to me, since it is about half the price of a 4-star serviced apartment with the same square feet.
Regarding the office furniture, just get an itemized list and figure it out yourself. Prices for some furniture may be less than the in the West, but not that much less. It really depends on what he is buying.

Thanks for the reply. Yes, I have been to BK a number of times. You are right of course about the location being vital when comparing rental and I am not sure of the exact address, in fact I know that he is only talking in general terms, not one specific building. However, he is suggesting in the areas near the Asoki Tower (sic)
Anyway, good to hear that in your experience this estimate of price per sq mtr (not ft as I said in my original post) is not out of order.

The going rate for rentals of office space is anywhere between Bt300-BT600sqm. So Bt18,500 for 400sqm sounds about right.
Bt37,500 for a one off fitting cost sounds too low. A minimum would really be about Bt4,000sqm or Bt160,000. Maybe all he is planning to do is buy a coffee machine (and a cheap one at that).

Well Bt40,000 sqm is pretty on the high side for kitting out an office. You are talking seriously nice here.
If you are considering keeping a bunch of guys happy (say cos you are in advertising and creatives need their luxuries) that is ok. If it is a standard office with 50/60 staff it is a little on the high side.
(But only high enough that those guys want a decent office rather than high enough that you are being ripped off)

I have only looked into office space in BKK once so am far from an expert but I agree with Abrak in that it seems (on the face of it) a little high but not so high to suggest that you are being ripped off.
I do have a good contact in BKK who could be specific for you if you want to PM me I will give you name and number.

Someone has just pointed out to me that in your original post you talk about 400sq feet rather than metres.
1 sqm = roughly 10 sq feet.
Please note that my comments were made entirely on the basis of reading your original post as 400sqm.
My guess is that your Thai guy is also talking in sqm (we dont talk sq feet here). If you really were talking about a 400sqm office then everything is fine. If you really are talking about a 400sq foot office (40sqm) then he is trying to rip you off big time.
One of us has got our decimal point in the wrong place - either you, your Thai guy or me.

At B 18,500 per month :-
For 400 sq. feet - it works out to B46.25 per sq. foot per month.
For 400 sq. meters - it works out to B46.25 per sq. meter per month.
I think the local guy is talking about 400 sq. feet at B18,500 per month which works out to B46.25 per sq. foot per month OR approx. B462.50 per sq. meter per month - which is OK for the Asoke road area. ( Edit in :- BUT you could do better ).
