Right...my brain isnt working today.
40sqm = 400sqft
18500/40 = Bt462.5 (spot in the middle of a BKK rental range of Bt300 to Bt600/sqm)
US$37,000 fit out/40sqm = about Bt37,000/sqm (high but not unreasonable given the small space)
Its all the partying its getting to me....

Abrak, it's Sq Mtrs, I got it wrong in my first post.
Whitespider, I may take you up on that although I don't want to upset 'my' guy by seeming as if I don't trust him. Actually I do and more so now that it seems his estimates, and that's all they were, not absolute quotes, are in the right ball park. Thanks for the offer of help.
Arramsey, I think I got it, but maths was never my stong point!

Arramsey gives good advice - says you could do better - true but then you could ALWAYS do better - and chase your tale forever in the process.
With regard to talking to a lawyer/adviser here I would STRONGLY reccomend you do that whether you trust the guy or not. I can't see it upsetting him, if he's a businessman he would probably be surprised if you didn't.
