Hello All, Now that my new wife and I are comfortable here in the US, it's time to build a house for her family in Thailand. I'm 50+ and the wife just turned 20 (stop laughing). I will be dead long before her and I don't want anymore kids. I told her that after we were married that I would build a home for her in Thailand that her family could live in and she could go to after I meet my maker. Any ideas about the cost. Her parents have a home in Ban Khok, which is 5 hours North of Uttaradit. So they have the land. There is a home there now but most of it would be taken down to make into the new home. I'm lookin for a ball park $/Sq. ft. Im thinkin 24'X36'. Concrete floor and block wall for the first floor. Wood up on the second floor. (I know wood is very expensive. I hear there are alot of people who illeagally cut wood and sell it.) We are talking nothing fancy here. I want to know if her dad is getting a good price. Besides, how much could it cost? Certainly not much more that a couple of business class tickets. Any thought you have would be appreaciated. Thanks, Teacher

Ok I will throw a ball park figure into the air - Bt350k. But it is really difficult... with the 'right' location, right fixtures and fittings it could easilt be in excess of Bt4m. That is why people are reluctant to post. Whatever the 'fixed price' make sure you add 60% for the baht depreciation.

Not sure of the exact size but a friend off mine built a house for his wifes family (like you they had the land) for arround £8,000 seen pics and looks ok.

Labour of course very cheap - usually the villages line up, payment is often cash 100bt a day each - you need an overseer/actual builder, he gets 200bt a day - a plain basic, thai style country home, should only cost 100,000bt - once they know a farang involved, the price can go up ! A more upmarket, 2 storey type, may run to 300,000bt. I would send some $$ to get the concrete slab laid - so you know the building is going ahead - then send the balance. You also have to pay everyone concerned week by week - DONT pay upfront, otherwise the workers will all have a big drink and forget about work for a few months ! Afraid Architects are not listed amongst the 'jobs foreigners can do' in Thailand, hence we are stuck with the locals, the reason why 99% of thai homes,Townhouses etc, are all the same design.

one of my ex girls claims that she had build her house with pretty much the same features as you demand, i.e. concrete floor, brick walls on ground floor and wood upper floor for about thb 600,000. but that was just outside nakhon sawan, so prices might be higher there than up in the north east!

My brother in law (Thai, obviously) built a house on my sister in laws land for about 900KTHB upcountry. But it is one beautiful house with marble, great windows, 2 stories, nice balcony on bedrooms.. really nice by Thai standards. Each floor is probably some 150 msq so 900/300 = 3K THB/sqmeter. Again.... he easily could have done it for half the price but he wanted it to be first class. The tough part is dealing with the contractors.... you should leave that to your family and stay out of it. ------- Edit in Not sure my 150 sqm figure is accurate. I'd say each floor is about the size of the Ball in Hand pool hall or the pool table area in back of Gulliver's on Soi 5. But more square in shape rather than these long rectangles. Best estimate.
