Here is a question for you folks who have experience renting apartments or condo's in Thailand. Your comments would be appreciated. Is it common in Thai apartment/condo rental agreements for the owner to assume responsibility for air conditioning maintenance? If so, what is the extent of that responsibility? Is the owner responsible for all maintenance including periodic recharging with Freon, or is the owner responsible only for major mechanical failures? Do rental agreements vary quite a bit in this regard? Thanks, Thor

My experience here has been the same as in many other countries. Minor repairs/maintenance of anything - whatever that is- that are under a certain amount, is for the account of the tenant. Anything that is over that amount is for the account of the landlord. I do not remember the cut-off amount in my case ... but I think it is 2,000 Baht. if something exceeds 2,000 baht, the landlord pays for the whole thing.

When I rented a condo it was put into the lease that the landlord covered maintenance of the A/C during the first three months, then I was responsible for any PM (filters, freon) afterwards. It was a good thing since, the place was not rented for quite some time and 4 of the 5 units leaked because of clogged drain pipes.

As far as mine was concerned, every minor problem, I called up the landlady and she got it fixed. Even to the extend of changing a lightbulb. During my 7 months stay here, here's what she has fixed/changed : - bathroom lightbulb (4 times) - aircon leak (1 time) - aircon filter change (2 times) - bathroom drainage choke (1 time) - toilet drainage choke (1 time) Guess I was lucky to have an owner like her!
