mysteryman... if you're offered a pair of Diesel jeans for 500 baht and you know that in the west they cost 10,000 baht, would you think they were fake or not? These people don't sell real goods for rockbottom prices out of the kindness of their heart. Virtually all the big-named branded stuff in MBK is fake. There are one or two shops on the ground floor selling genuine levis and other jeans (at a premium price), but most of the rest is hookey stuff.

cool!! becuase I only went there once in feb and I just remember seeing brandstores, nikes, reebok etc.. so I assume all the rest were just retail outlets like back home selling the products for same similar prices as back home.. 20bucks for a tshirt or 20bucks for a pair shorts etc.. ok also so MBK is the best place to go for single item shopping for good prices? or the markets are the better bet? I know I have asked before in the other thread.. but someone said that in the markets you need to buy in bulk you cant just buy one tshirt or one pair of jeans etc.. so where should I go to do my shopping? I like kaosan but I found they usually all stock the same things.. I need a large variety of goods to choose from..

MMan, Scobie is right here mate, but thought I would put something to you. I had bought jeans/shirts from the markets at Pratunam in 1998. They are still at home and have held up well. Levis, Lee, CK. There are jeans at the markets which are so so, but if you look around you get some well made fake ones. Buy 3 or more from the one seller and you will pay around 400-500b pr. How would anybody know in LOS or farangland if they are genuine or not. I cannot tell the difference. If you are taking out a chick in farangland, and she comments on your clothing, tell her you bought them from somewhere other than LOS, just in case she wants some. Places I have bought fake stuff are :- Pratunam markets on Ratchaprarop Rd near Indra Regent Hotel. Chatujak markets at the end of the BTS line, north of MBK. MBK shopping centre. Anywhere really where you see clothes for sale, all over BKK. I look for value for money and the fakes will do me just fine. Around 11pm who would know the difference I ask you. Barrafish.

Many branded cloths are made in Thailand. Some the rejects/seconds manage to get into the local markets with the labels (which should have been removed) still in them. MBK is the place to buy good cloths but use the stalls not the stores. Then use your eyes and your bartering skills and you should get a bargain

MM. As you may have guessed by now MBK is not a department store - although there is one next door to it. Most stuff in MBK is fake. If you are shopping in somewhere like Gaysorn Plaza & you see a Coach or Gucci purse on sale for $400 you may assume it is legit. A Department store would be Central, The Mall (Emporium) Robinson. Items have prices clearly marked. People like Scobie get paid to walk through these places looking for fakes. That way they have the ability to pay the hefty fines associated with WTO membership. From all reports fakes have nearly been wiped out of Hong Kong, as unlikely as that may sound. Microsoft has recently introduced "verification". I, for example, am unable to get updates, till a hack becomes available.

Watches for example, that you can buy in Thieves market, wong Burapha for 100-200bt, will cost you 7-800bt in MBK - remember average rental is 20,000bt per month, nonetheless, still goods much cheaper than overseas, and to eye the Talent wandering around is worth paying for anyway !

Report from Bangkok Post dated Friday 11 May 2007 :- MBK pays B25.31bn to renew lease - Chula estimates 13% gain for its tenant ============================================== MBK Plc has agreed to pay 25.31 billion baht for a new 20-year lease for its MBK Center Building with Chulalongkorn University (CU), with annual rates approaching the total value of its original 30-year deal signed in 1983. MBK president Suvait Theeravachirakul said the first payment of 2.45 billion baht would be made within 18 months after signing the contract. Shareholders' approval will be sought on June 14 and the deal is expected to be finalised in October. The remaining 22.86 billion baht would be divided into 20 annual installments. The rate was estimated from the appraised price and MBK's income and expenses, he said. The extension will be financed by operating cash flow and warrants worth three billion baht to be issued to financial institutions and individual investors in July. ''Though the rate is high, we'll be better off extending it,'' he said yesterday. He added that the company generated about one billion baht a year from its MBK Shopping Center and Office Tower and 200 million baht from the adjacent Pathumwan Princess Hotel. MBK has leased MBK Center Building from CU since 1983 and the first contract will expire in April 2013. The total value of the 30-year leasing contract would be between 1.5 billion and 1.8 billion baht. Meanwhile, the total spending on the construction and renovation of MBK Shopping Center, MBK Office Tower and the Pathumwan Princess Hotel was six billion baht, said Mr Suvait. Now that the rate has changed, MBK will calculate new rates for its current and new tenants. Currently, the rates range between 300 and 4,000 baht per square metre per month, and average 1,200 baht. According to CB Richard Ellis, the monthly rental rate of central business district retail space ranges between 1,800 and 3,000 baht per sq m on ground floors and 1,500 to 2,800 baht on upper floors. MBK would also spend another 1.2 billion baht on renovating the buildings including the shopping centre, office tower, hotel and car park, totalling about 270,800 square metres, to be completed in 2018. Under the new contract, MBK will lease both the plot and the assets, which would be owned by CU. MBK would also share revenue with the university at the rate of 5% if it earns more than what CU estimated. Mr Suvait said CU had projected that MBK would enjoy a yearly return of 13% under the new contract. Currently, revenue from MBK Center Building accounts for 30% of MBK's total income while the hotel business - the Pathumwan Princess Hotel, Sheraton Krabi Beach Resort and Royal Princess Ranong Hotel - contributes 25% and 3-5% comes from the rice business. About 5% of the revenue is from the property business that includes Loch Palm Golf Course in Phuket and housing units developed by subsidiary Plan Estate Co Ltd on the golf course. Another portion of its income is from investments such as Siam Piwat, the operator of Siam Center, Siam Discovery and Siam Paragon. Mr Suvait said MBK planned to develop housing projects in 2009 in Pathum Thani where it had 800 rai of land. The company also has plans three more hotels in Pattaya, Surat Thani and Phuket. He said daily traffic at MBK had dropped by almost 5% to 90,000 visitors from 95,000 and 20% of them were foreign tourists. However, tenants still make good income from the spending of foreign tourists, at 3,000 baht on average per visit. Shares of MBK closed yesterday on the Stock Exchange of Thailand at 54.50 baht, unchanged, in trade worth 4.3 million baht. MBK reported first-half profits of 531.8 million baht on revenues of 2.94 billion for the period ending Dec 31, 2006.

Often you will see legit brand names like that. Since most of these companies have manufacturing facilities in the region, these are commonly production over-runs, B-goods and/or previous year (s) styles. Nothing to do with MBK but there is an Ecco store in Bangna that sells legit products at half what I pay in the US. It is also one of the few places I can find shoes that fit me here. Plenty is fake.....but some not
