Report from Bangkok Post dated Thursday 16 November 2006 :- Gaysorn recovers fast from slump - Campaign launched to help push sales ============================================= The shopping mood for luxury products at Gaysorn, a high-end shopping complex at the busy Ratchaprasong intersection, has begun to recover from a sharp slump in the first half of this year. Even so, the number of visitors this year will be on par with last year's level in the best-case scenario. Satima Tanabe, marketing director of GS Property Management, the operator of Gaysorn, said the number of visitors to the shopping complex had already rebounded to between 20,000 and 21,000 per day since last month, on par with last year's level. ''Due to high oil prices and the political stalemate at home, traffic at Gaysorn in the first half of this year dropped by 15-20%. The coup in September also prompted us to project the momentum would continue for the whole year,'' she said. But recovery came faster than than expected. As well, its regular customers who had been lured by fresh shopping experience offered by new shopping complexes nearby, have returned to Gaysorn, thanks largely to the ''Purely Gaysorn'' campaign launched in the middle of this year. Ms Satima said the company had negotiated with all international shopowners at Gaysorn to differentiate themselves. They agreed to provide a full range of products and services common in fashion cities worldwide such as the engraving of initials on handbags, alteration service within three hours and delivery to hotels. ''We can provide our customers with unexpected experiences that suit any lifestyle. For example, instead of a conventional candle-lit dinner to celebrate the 5th anniversary of a couple, we give them a cruise trip, complete with violin and musicians instead,'' she said. To retain its customers in the highly competitive year, Gaysorn will approach its customers with the latest marketing campaign called ''Pure Reward'' from Nov 21 to Jan 5. With every purchase of 10,000 baht, a customer can ''soi dao'' or make a wish from the Christmas tree, with a chance to obtain brand-name items ranging from handbags, scarves to watches worth between 2,000 and 100,000 baht. It will also arrange next Tuesday a shopping party for 150 exclusive customers with free food and beverages with new product merchandise from all 106 tenants at Gaysorn. Ms Satima said the company had spent about 20% of its total advertising and promotional budget on this campaign, with the aim of increasing customer traffic by 30% during this promotion period. Moreover, Gaysorn recently opened ''Design and Object'', a shop for lifestyle home decorative items, stationery, furniture and gift products on the third floor. It also planned to renovate Fashion Society, a Thai-design fashion shop on the second floor, and turn it into the Creative Society Shop in the middle of next month. The shop will provide not only fashion apparel but also other lifestyle products ranging from leather products and shoes to coffee and art books.

Report from The Nation dated Thursday 16 November 2006 :- Locals' spending slowdown hits Gaysorn sales ================================== High-end Bangkok shopping centre Gaysorn experienced a spending slowdown during the first 10 months of the year, mainly due to the sluggish economy, political uncertainty, currency volatility and rising oil prices. Satima Tanabe, marketing director for Gaysorn operator GS Property Management, said yesterday people still had money but thought much more than before when making purchasing decisions. The decline in spending, however, was restricted to local shoppers. Tourists were still spending freely. Traffic within the shopping centre during low season was 17,000 visitors per day, jumping to about 21,000 a day during high season. Satima said Gaysorn did not have exact figures on how much spending had declined, because many tenants wanted to keep their sales figures confidential. As a way of boosting spending in the final two months of the year, Gaysorn plans to arrange marketing activities, including a Pure Reward shopping party from next Tuesday to January 5 and the Bangkok Supercars Concourse auto exhibition from November 30 to December 3, 2006.

Report from Bangkok Post dated Monday 23 July 2007 :- Ratchaprasong malls seeking tourists - Baht and safety fears scare away foreigners ============================================================== The seven major retail operators in Bangkok's Ratchaprasong area need to launch an international marketing campaign to lure back foreign tourists, particularly from Japan, says Charn Srivikorn, the chairman of Gaysorn Land Asset Management, the operator of the Gaysorn luxury retail complex. The number of Japanese tourists has declined since the middle of last year because of safety concerns, he said. A source from the Ratchaprasong Square Trade Association (RSTA) added that the appreciation of the baht has narrowed the gap between local product prices and those of similar goods in other regional shopping hubs. ''Japanese tourists are very important to Thailand's luxury retail business because they have higher purchasing power than in other countries with average spending per transaction between 80,000 and 100,000 baht,'' he said. While Chinese tourists are playing an increasing role in the kingdom, their spending per bill is still much lower than that of their Japanese counterparts. According to Tourism Authority of Thailand statistics, last year 1.3 million Japanese tourists visited Thailand and spent 40 billion baht, more than any other nationality. Given that safety has long topped the list of concerns of Japanese tourists, RSTA members and the TAT are considering various international marketing campaigns with a more direct approach to Japanese travellers soon. For its part, Gaysorn plans four big marketing events to offer new experiences for its shoppers. For example, the company is in talks with with Louis Vuitton to arrange a Louis Vuitton international event for the first time in Thailand. In the past such events have been held only in Japan and Hong Kong. The RSTA has also reached an agreement with the Bangkok Metropolitan Administration to install a 20-million-baht closed-circuit television system in the district to improve security and restore confidence among shoppers. Chai Srivikorn, the RSTA president, said the installation would be carried out in three phases with 80 CCTV units covering the areas in front of Big C, Gaysorn, Amarin Plaza, the Grand Hyatt Erawan Hotel, CentralWorld, Maneeya Center, the Erawan Shrine and Four Seasons Hotel. The first and second phases would take 90 working days to complete. Mr Charn added that Gaysorn would finalise the renovation of the recently acquired Amarin Plaza next month. He said sales of luxury products at Gaysorn in the first half of this year grew by 15% from the same period last year. The growth in spending came because of increasing political stability. Spending per bill at Gaysorn outlets in June increased by 15% from May while visitors rose by 10% in the same period.
