Hi I am thinking of buying a condo in BKK. When I ultimately sell this unit can I remit the funds back to US in US Dollars. Are there any restrictions or limits on the amount that can be transferred back to US?

The trick is selling it. There are laws preventing the "export" of currency. But in practice, Thais (and anyone else who wants to) do it everyday. Just between Bangkok and HK and Macau, you're looking at quite a bit of cash outflow daily. I mean really, $200k US takes up 2 pockets in a typical pair of khaki pants without even looking bulky. That's 8.6 million Baht. So unless you're worried about what to do after you sell your midlevel unit at Baan Navarang on Chidlom, then I wouldn't worry about it. Just have whoever you sell it to worry about scaring up the USD (which isn't hard either considering all the stacks of old bills people have) with the local grey market currency traders.

remitting back may not be that easy.. I think you are better off renting .. you keep control over your money and can move if you need to .. I guess a lot depends on age, etc .. but after many years I finally am buying, but it is basically a gift for my g/f .. it is in her name and I am paying about 70% of the cost .. if I didn't have a g/f, I would still be renting..

Thanks guys. Pack what do u mean the trick is selling it ? Oak I am buying this for my GF. At present we don't know if I am going to move to BKK or she is going to move to where I am. I would not move to BKK for atleast another 4 years due to personal reasons.

Real estate market is very soft, very few buyers and brand new condos are built every month. So assuming that you didn't overpay for your condo (good luck!) in 4-5 years time you will have to convince someone of buying in your oldish unit when he can have a new one for about the same price. Just look at all the free land and unfinished buildings in BKK : it will take some time before the market is saturated and prices of second hand units stabilize or go up.

Prices in Bkk are all over the lot.. my g/f and I spent a lot of time finding a place that fit the budget I had in mind as well as a location that didn't have us commuting for hours per day (near BTS or her work)... Some places the prices are crazy.. for example, the Waterford at soi 32-34 .. long skinny, bowling alley type place ... over B100K per metre and I would not live in them.. we paid B36K per metre .. not as nicely furnished, but we plan to change all of than anyway .. The real estate companies give lousy service.. I went to several and no follow up .. maybe because I only wanted to pay about B3M, but still they had ads for units in this price range, yet still they did nothing .. If you want to be near Sukhumvit and no further out than Thonglor, it is a challenge .. Fortunately, even after paying for this place, we still like it .. no buyer's remorse at all... so I am OK with this.. it is not fancy, but well laid out two bedrooms .. one thing I wanted that many places don't have is a decent sized balcony (big enough for two people to have dinner on and still have plants, etc) ... One place I saw that I really liked, but the location was not quite what I wanted was Bann Sukhumvit off soi 36.. subsoi 5 I think .. huge balcony, but long hike out to BTS .. I don't take motorcycles so that is out for me.

How longs a piece of string, as a guide you start at THB35,000 per m2 upto THB100,000 per m2 for the central areas of Bangkok i.e Sukumvit/Sathorn/ Chidlom

Also, two bedroom can be from 60 metres (about 600 square feet) up two 120 metres (or more??) ... A lot depends on the old "location, location, location", but also things like the floor.. higher you go, the more you pay ... the amenities also make a big difference.. for example at the Waterford on soi 32-34 you get a lot of extras, big pools, etc .. we didn't need this and I didn't like what they had to offer so passed .. these were about US$200K for about 80 metres .. We paid about $65 for 80 metres .. good location, 12th floor and it looks out over the Queen Sirikit Convention Center so we will get to see the fireworks that they have pretty often .. It is time consuming to shop for a condo, but you can save a lot of money by doing this .. go out a bit and you can save more, but you end up with commuting and I would rather my g/f have more time at home with me than fighting the damn traffic
