MainMoney Matters – Cost of land in Chiang Mai All Topics

I had a friend of a friend asking if I was interested in a plot of land for sale in Chiang Mai, 2 acres, 20 kilometer from the airport for 2.5 million baht.
As I have no idea of the prices there i'm interested to find out does this price sound reasonable or is it way off.
I have no intention of buying this land i'm just curious as to weather this price is inflated or not.

20 miles from the airport would put it in the boonies

I never looked at prices on land when I was up there, but I don't think I'd want to be that far from the airport

With so many conceivable variables, including location, location, location, it's impossible to say whether this is a good buy or not.

But here's a start: 2 acres is 8094 sq m, or 2023.5 sq wah, the smallest unit of land measure used here. (1 square wah is 4 sq m, and one rai is 400 square wah, or 1,600 sq m). That puts the price of a square wah at 1,235 baht.

Rice fields about that distance from Chiang Mai currently sell for around 300 to 800 baht a sq wah, but anything that makes the land more attractive (proximity to main road, river, view etc.) quickly pushes that up. Land suitable for development within, say, a 10 km radius of Chiang Mai typically starts around 5,000-7,000 baht/sq wah.

So it could conceivably be a bargain, if it's in a nice area, or overpriced, if it's just rice fields.
