$65K for 80sqm in a good location is a fairly good price. But Oaktoad is right, you will need time to find a good deal like this one.

Aslo don't hesitate to bargain a lot, owners and agencies will give significant discounts if you show the cash.

Here's an answer I got from a Real Estate agent.

2. The foreigners who purchase condominium have to bring in the funds to pay for the unit from overseas. The funds must come into Thailand as foreign currency. You need to obtain a “Tor Thor 3” certificate for each payment from the bank and all these certificates must be shown to the Land Department in order to register the condominium. When the money is transferred to Thailand, you need to include in the transfer instructions that the purpose of transfer is to buy a condo unit.

Documents needed:

Passport [marriage/divorce certificate including a letter of consent from your spouse if married]
Tor Thor 3 or credit note
Power of attorney if anyone but yourself is representing you.

3. When you want to transfer money back to your country, you have to declare your source of the money (where the money came from) to the local bank  to transfer your money to the bank account at your country.

Looks to be fairly straightforward. Since the money has to come from foreign sources to buy a condo in your name it must be easy to prove the source and to remit it back when u sell it.

negotiation over price ?? In Thailand ??

of course .. I don't know if we got the best price, but we started at B3.2M and ended up at 2.8M with a few concessions that would be hard to put a Baht value on ..

In the same building .. a one bedroom, 60M for 2.5M ... firm and on the market for some time.. The guy did a very nice job decorating and no doubt wants some of this back ..

another unit, 80M, corner which is good from the standpoint of lots of natural light and both bedrooms face outside.. however, you lose inside square footage as they have an extra small unusable balcony for the air/con.. also not as good a floor plan, space is not as usuable .. and it was more or less unfinished.. had walls, windows, and the air/con (3) ... but cement floor, etc.. g/f estimated about B300-500 to finish it..  Base price 2.9M and no negotiation .. we tried as I figured if I could get a never lived in unit for about the same price that would be good.. would not even talk about changing the price.. maybe a year from now they will

One thing in Thailand that you will see, is that often they will not reduce the price in baht to less than what they paid.. even tho they are paying monthly to keep it, even tho they lose interest on the money ..

the unit we bought sold new in 1997 for B3.0M (baht 25 to the US$) and then she paid to furnish it (admittedly not that much), but still .. it has sat empty and when we gave her the deposit of B100K, she turned it over to the property mgr as back homeowners fees.

On property, but a different area .. Jomtien..  back in 94-5 when I was living in Bkk, I was thinking of buying a condo and met a real estate guy in Pattaya.. we got along, he was not too busy and I was interested.. He showed me a very nice studio for B1.0M .. view of the sea and nicely furnished in black laquer style furniture.. I really liked the place..

then I decided that I was not going to be staying in thailand and just signed off.

In 97 I went back to teach a graduate seminar for two months.. This was just as the Baht was crumbling .. I also did a consulting job while there and was lucky enough to take the money (B200K) when I got there and changed into US$ .. got about US$8K ..  a few months later 50-60% of that .. more luck than foresight, but I knew that I didn't need the money in Thailand ..

Anyway, was in Pattaya in August and the guy was showing me the condo again . still B1.0M, but now at 40ish to the dollar, much cheaper to me ..

fast forward to last year.. still on the market, now B600K and the guy is pretty desperate.. as I have now decided on Bkk as the place to live, I was not interested, but the agent told me I could get it for perhaps B400-500 as the guy needs the cash ..

Took 5-6 years for the guy to realize it was not going to sell for what he paid for it.. I think if I could have bought it for B600 back in 95, I would have .. figuring a place to stay for US$24K not too bad. now I could get for maybe US$14K .. still will pass, but the point is that thais can be very stubborn to get their price.. even if it is not rational.. which means more work for the buyer.
