Well I bought the condo.

In the end I checked with the bank and used T'cheques.
I got 75.1 on the days rate,.......a comercial rate bank transfer was quoted at 72 for that day. So a saving to me of 22,000 bt + the standard 30 GBP transfer fee.
For my 'tor tor 3' the bank charged 780 bt. + 30bt per check about 440 bt.

Net 'profit' About 23,500 bt............You all know that equates to a couple of days 'free' sanuk.

Oopps Noticed my brain addled adding Saved in all 3 bt per GBP on using T'Cheques 33000 bt......So total about 34500 bt

Atlas, I won't shout too much... you have been wrongly informed.

According the Bank of Thailand site the rate for transfers/TC in October has never been lower than 74.50. The rate of 72 is obviously for bank notes. It's now even up.... It is my opinion that rates for TC and transfers are equal.

Did you buy your TC from your bank without commission? I guess a pretty amount over about 11,000 GBP.

In The Netherlands banks charge EURO 4,50 +2,75%over the amount. I guess about the same in the UK.

GBP 11,000 x 2,75% = GBP 302.50 = THB 22.687.50

So how big was your profit..?

Hi Doc,

All I can say is that I was quoted in October by my English bank the corporate rate of exchange. If it had been closer to, and you can never be certain, the 'expected' T'Cheque rate when I got over there I would have gone with the transfer and paid the commision.
It would have taken 3 working days to do and I'm not sure when they peg the rate,either at the sign up or the completion.
The Thai bank as I say only charged about 1200bt for letter and commission all in.
The saving to me was a real one and I could have seriously lost out had I signed up to the offered transfer.
I'm sure there are many ways to 'Skin a cat',more elegant and more profitable. But in this case I feel I got a fair shake against the banks.......In particular my Englsh one. T' Cheques are commission free with my account,
no transfer commission, and no derisory exchange rate.
I'm happy with that.

Interested in purchasing a condo (no issues with owning the land, RIGHT!!). On my last visit most condo's I looked at were in the 1M-1.5M baht price range.

Leary about the construction and maintenance of the building, how does property insurance work in Thailand?

Any recommendation on condo's available in Pattaya? Safety tips and standard rip-off tricks.

You must be looking at Pattaya by the price range you mentioned. In BKK that might be too low.

Yes with Condo you don't have issues with owning the land and the title can be in your name.

I would definitely worry about maintenance of the building and go with a reputable Company. No need for seperate property insurance as the condo maintains it. Atleast in my case it is.

Sorry can't help you with Pattaya.

This is a very useful thread to a number of people. I have no Condo in LOS but at the Canary Islands. Toying with the idea of relocating it. It seems quite a few of the members have a condo, your experiences are appreciated. My hunch is, get a lawyer in LOS who originates from your own country and lives in LOS. In my case there are norwegian lawyers in Pattaya who specializes in helping people like me through the process.


There are exceptions of cource, ExPatChuck probably did not need a lawyerm he just traded in his camel Emat,

BigDUSA doesn't want to buy a condo - he just wants to buy FLB Bar - ST.
Why a countryman? Logically it should not be necessary, but there is the comfort feeling of dealing with someone who has been there, done that.

Experiences with local Thai real estate agencies - anyone?
