My friend who purchased a house when the baht was 45 to 1 US Dollar is feeling the 15% decline.

Also, girlfriend who use to get 20K+ a month (500.00 US) isn't to happy with the decline (17K). That 3K baht makes a lot of difference up North.

Just sent her money for Valentines Day, 290.00 US or 9.9K at an exchange rate of 34.5. Remember the days of sending 250.00 and it being 10K+.

Don't see the US dollar doing any better in the near future.

Dollar exchange less, girls asking for more (didn't even mention the cost of gold, use to remember buying 1 baht gold for 5K now it's around 11K), prices rising on all services............Thailand needs to institute a senior citizen discount for farangs (yea, right).

There are "up-sides on this ". The land I purchased in Isaan has gone up 10% in Thai Baht terms and in Aus Dollar terms another 10% due to the BAHT strengthening.It amazes me that people would live and work in a country without having some land and stock investment there ????
My moove to LOS is planned in 7-15 years time and I already have, relative to my assets, a substantial investment in land and stocks within Thailand. If the baht strengthens to 20 BAHT per AUD ok, no problem.I use my income producing assets to convert to AUD,,, if the BAHT blows to 40 per AUD I invest more in Thailand.
I guess it's called hedging,, the best scenario would to have 2 income streams and asset bases, one Thai BAHT and the other foriegn ( US$, pound, Euro AUD whatever).
That being said,, the real problem lays in BKK,, it is no longer a cheap place to live.Never mind the 10% drop of the USD etc,, lets look at actual pricing,,, a decent hotel near Sukumvit was easily obtained in 2003 for 1,000 BAHT,, now I struggle to find same for 2,000 BAHT.
Now thats DOUBLE in less than 4 years and makes a 10% exchange rate difference seem minor.
Average bar-fines up from 300 BAHT to 600 BAHT,,,
Girls actually asking for 3,000 BHT ST !!!! WTF.

Pointing out the problems is easy,, looking for possible solutions is much harder.
Cambodia is a MUCH cheaper place, so is Vietnam ( but the policing of gal activities especially in vietnam takes on a new problem).

Thailand is getting VERY expensive,,, well that's not actually true,, BKK is getting very expensive ( you can add Pattaya, Samui etc also if needed). So there is a huge income stream not only in BAHT terms but also relatively in US$ etc etc and its going were????????

My recent visit to my wifes home town in Isaan was somewhat of a shock,, this town had expanded rapidly,, in the 12 months since our last visit there was 2 new very large sub-divisions of housing,, maybe 200 new houses all sold and another 100 under construction. These houses are selling for a modest 1,500,000 BAHT but are built on only 400 square metres of land ( thai style - no backyard), and this land was for sale 2 years ago at 400,000 per RAI, farang price quote- so who knows what the real price was ( RAI =1,600 square metres). Building a house in isaan is CHEAP,, so you do the calculations.

Already booked July to Hong Kong. Trying to sneak earlier, but 32 baht to the dollar, hell even 34 baht, isn't an incentive. I want 44!

Boy will I miss Sanzanka due to this nonsense.

I do not know where you are getting your exchange rate to the USD, but it stood today at 35.2 not 32.5. yet.

Considering most people cannot buy land, that's a rather simplistic view. I bet the land you have in Isaan is not in your name and should you (hopefully not) seperate from your wife, you may have a hard time holding onto it.

Yes, you can put it into a company, but now the law says that the voting rights must match the share....i.e., you as a foreigner can never own more than 50%. Always loopholes admittedly, but I will never invest or own a business in Thailand. I would buy property but only when I know I am clear.

I keep 75% of my salary outside Thailand, and will always continue to do so, there is little faith to be had in a country where the laws can just be changed at the whim of the latest 'man in charge'
