what are the usual terms for leasing? 6 mos / 1 year like in the USA? Also, from what I understand, first, last, and security is required... is this so? Also, what else will I need to lease a place, other than my passport, and a visa? thx

You answered all your own questions. There's a standard lease form, and they ought to give you copies in both Thai and English; you might want to have someone check them for accuracy of translation. Also for presence of any gotcha's. 1 year is more routine than 6 months.

I have been surprised that many places will go as short as 3-4 months .. Also, some places have a sliding scale.. if you rent by the month, perhaps B20K per month.. three months then B18K, a year then B15K .. Also, if you are interested in shorter leases ask some of the hotels .. I know that one guy I met was staying at the Ambassador for B600 a night for 30 days .. he had been doing this for several years .. This was during December/January so you might be able to get an even better deal during the slow seasons?? Advantages with this is you don't have to worry about things like TV's and refrigerators ..usually you can rent them with the apt, but they are expensive at B500 for an old junker.. Nana Hotel used to give a 20% discount if you stayed for a month, but they are so busy they may have stopped this... other hotels do give long term discounts..
