I would say, try Annie's (between Soi 2 and 4, can be access via Soi 2 or Soi 4, next to Rajah hotel) or Darling (Soi 12). Check out the map of Sukhumvit.
You can definitely get two rounds in those places. Advise going there about 4 pm onwards.

Late 20's... my friend had one that was 20 or 21. Depends on your timing.
One more thing, if you don't mind walking towards New Petchburi Road, which is the opposite direction, you will notice Prince Hotel, and next door is Plaza Entertainment Complex. There, the girls are definitely in the 20's and pretty too! And while you are on New Petchburi Road, you will notice a whole bunch of other massage places too, such as Halem, Atami and so on.

Let's use Grace Hotel as the reference point.
Annies : 3 mins.
Eden : 4-5 mins.
New Petchburi Road : 4-5 mins.
Atami : 5-10 mins.
In general, not far at all.
