Planning my return trip to Phuket & want to go with a good, clean, budget choice close to the action. So far here are the choices I came up with that seem to be GF (as far as I know) & pretty close to Bangla.
I've read up on these hotels on the forums, but was wondering if anyone who had stayed at these places would recommend any 1 over the others & why. Thanks for any info.

Excellent steaks in the restaurant although my impression was that I didn't get what I expected.
Rooms are cheap and clean with an unusual decor. They are also about 1 minute from Patong Beach.

DT - heading back already? LOL. No one here is surprised.
Stayed at the Patong Villa in Oct 04 and have never forgiven them for trying to charge a joiner fee (yeah yeah lots of guys have stayed before and since and say its guest friendly). Leaving aside my dislike of the staff, the place is ok and has a nice pool. Will cost more than C&N or Orchid though.
C&N is good but has construction going on next door according to recent posts.
Orchid Residence has nicer rooms but like the C&N no pool (website is misleading pool is 200m up the road and a small fee away).
Have not stayed at the other two on your list.
Of these three - Orchid Residence would be my choice.

Just booked 4 bungalows at the Patong Villa at a very reasonable rate of 1350THB/night through their super saver booking option on their website. They notified me that they don't charge any joiner fee for overnight guests. We'll see how the staff reacts when I bring my first TG in. I remember the staff at the Deevana Patong didn't exactly welcome my joiners with open arms, which turned me off to that place the last time I stayed there. Hopefully the staff at the Patong Villa will be better in that respect.
The one drawback of this hotel is that they don't have any mini-safe inside each room, but there is a safety deposit box that is accessible 24 hours a day at reception at least. Smallish looking pool judging from the pics, but I don't plan on doing much swimming in there anyway.

Baan lai mai is just off beach road in Patong and great rooms can be had for 2000baht and under..

DT - let me know if Patong Villa offer to arrange a woman (women) for you. My impression was that they didn't like BYO but were happy to supply women to you (for 500 baht spotters fee that is).
After reception told me there would be a charge, the security guard showed me to my room (the cheap upstairs ones at the front of the complex without windows LOL) and on the way offered to arrange a woman for 500 baht. The BGs around the place in the next few days seemed to be more of the escort variety than the beer bar types. Just curious and as I say my stay was in Oct 2004. Field report in due course. Enjoy.

By any chance, did u get to check out the bungalows during your stay there at all? Just curious to know if you have to bypass front reception to get to your rooms.

Having been staying a number of times at PV during the past 7 or 8 years. NEVER had any problem when bringing a lady. Staff has been extremely friendly to me.
When I broke my ankle, they came to visit me at the hospital with a huge fruit and flowerbasket.
Very convenient place imho, specialy when staying in a bungalow.
Prior to the period I discovered PV, I had been staying in about a dozen other places around Patong. No place could compare both in price and location to PV. The breakfast is rather poor however.
Been staying a few times at the Deevana for a special reason too. Very nice hotel but a little bit out of the centre. Great breakfast buffet and huge pool with ample space. I have to say that here too, nobody complaint when bringing a companion, but I must admit that I gave some small tip (100bht) to the security guy. If you know which wing to stay, you don't need to pass reception. For service, facilities and a very nice room...Deevana is the place. For convenience and a lower rate, Patong Villa that is.
Deevana: paid 3200 bht for a deluxe room at Spa wing (the best) and was upgraded to a junior suite which is out of this world when staying single. Last time I brought in a lady, she asked me if she could stay inside the suite while I went out (of course not!). This was in peak season over Christmas time.
I paid for a Deluxe Spa wing 1500 bht but that was a few days after the tsunami.
Low season (may) I paid 1500bht too.
Patong Villa bungalow: 1200 bht low season after negotiation and 2900bht for peak season during Christmas holidays.
Price / facilities comparison: Deevana is N°1
Location / convenience: Patong Villa

Asianatic, thanks for the reviews. Just to qualify my negative experience at Deevana Patong, there was 1 dude at reception in particular that gave my TG an attitude when I brought her in. Didn't catch his name, but he was pretty tall & kinda chubby, never would smile either. The other staff neither went out of their way to be courteous, nor were they rude in any way, but compared to the level of service I got at the Majestic Grande in BKK, which charged me a similar rate, it could not even compare.
Another annoyance was that hardly anyone at the Deevana could speak a word of English, so it was hard for me to communicate my needs to anyone at reception, much less get any room service when calling from my room.
The pool was as you said, very large, & as an added bonus, 1 of the European ladies staying at the hotel would lounge around topless showing off her brand new boob implants. Funny watching all the dudes around the pool squirm around to take a peek every chance they got when their GF's & wives weren't looking. LOL!
I had a deluxe room in the Spa Wing with the private jacuzzi on the patio, which was just next to the pool. The room was very nice for the money I paid - $63 US/night (my TG seemed to really like the place). Facilities wise, the place was great & very quiet, but a bit far from the action, so we ended up taking a tuk tuk to come & go alot. The breakfast was pretty good too, but not as much of a selection as what I got at the Majestic Grande.
I probably would not stay there again because it was just too far a walk from Bangla & the beach. I could deal w/poor service if it was located closer to the action.
