My house and land has increased in price 200% in 5 years,, my apartment 80% in 2 years, maybe I will give up the acting and keep going with property.

Its difficult to get accurate infornmation, but one gathers that high end homes (on headland or ocean view) are holding their own price wise ; although I certainly agree that the general level of house prices is far too high. But one has to remember that Phuket is an international resort market for wealthy people from all over the globe...quite different to the Pattaya or Hua Hin real estate markets.

One problem we are currently experiencing is an accute shortage of construction labour, due to the vast rebuilding exercise that has been going on. This is obliging contractors to ask very high prices for new villas and pools.

My hunch is that it will take a couple of years for hotel occupancies on the island to return to pre Dec 26/04 levels. Then watch out.

Manowar, I am definately not filthy rich but do enjoy making good investments and so far they are paying off very well. I gives me more money to spend in LOS, Vietnam and China.

I still fail to understand why my statement that I thought Phuket and Samui prices have been too high for quite a few years w0ould upset MANOWAR so much???????

Did you pay overs on some flooded land that was used as a toxic dumping ground?

I am in Phuket now. I am involved in property but not in Phuket property. Strange things happen in life. The Tsunami has temporarily killed tourism but it focussed people's attention on Phuket. Phuket is a nice place to stay, there are a lot of rich people in the world. Land prices have certainly moved up here this year.

The Tsunami 'should' have dampened the property market but all it did was attract lots of people looking to pick up a bargain. And some of those people have decided to invest. Prices 'should' have fallen but they rose. Life is unpredictable.

Interesting. Now that the casino talk is starting up again. God forbid Thaskin decides to put it in Phuket....imagine the land speculation there !! Maybe should go grab a few rais while the market is still somewhat cool........Hmmm.....wonder where they will put the casinos in Phuket if they decide to go with it. Near the airport ? Chalong bay ? east coast ? Any educated guess ?
