Never been there. Will give it a try....lurking the website saw the facilities and realised the comunal rooms don't offer a nice chance for a BANG while enjoying the TTM. Thus, we have to date them outise I reckon....any experience?

Yeah, exactly. As a rule I have found that when the place has this "public" configuration with curtains the girls have to be very careful. If they get into it with a customer, they can't control how much noise may be generated  and if they are busted breaking the house regulations then they will be fired.
The girl who did me there a few months back offered HJ but she made it clear I couldn't vocalize. I couldn't promise, so I passed on her offer.

The branch along soi 22 ( thereabouts) offer HJ and BJ. Was offered once when I went there about 10pm on a weekday. It was rather quiet with me and another customer coincidently . As the place was quite empty, she wisphered that we could shift to the end of the corridor for less conspicious noise level. Asked for B500 for HJ and B1500 for BJ. Declined her offer.

The place on 11 (there are a BUNCH of Sabai-Sabai MPs), definitely offers HJ and BJ, and is a bit of a rip-off, as they will try to overcharge if they think you are a newbie.
I know one of the girls in the pics; she used to work at [another place], one sub-soi over. I did that Sabai-Sabai for completeness: Soi 11 is not really very well stocked. Three places, as I recall.
In general, I don't like these places. Either go for traditional (non-sexual) massage, or head over to Baron's or equivalent, and get girls who know what you want. The girls in these middle-ground MPs will do whatever it takes to get the tip, but aren't usually very enthusiastic, or experienced.
Diamonds in the rough are rare.

Spot on, HS.... I must've tried 50 or more of these "mid-ground" places over the years and with very rare exceptions the best I can say is that the service was "ok". Most often the ladies are not very attractive, not very skilled at their work, and don't know (or care) about what most of us are really looking for. Just a job, with a chance to kadge tips for extra earnings. I don't experiment much anymore... life is too short. I stick with the MPs and a few solid spots like Baron or 33 Center when I need extras or establishments like the Ambassador for a solid massage.

OK, here's the deal on this place. A-mous was right about the girls being too attractive for "standard massage" to be the only thing going on. They are above average because of the takeout & outcall business they do. But first a quick FR.
I was in last week early (opens 8:30am for inhouse service) and there were only 5-6 girls on duty; the menu indicates the normal stuff... Thai massage, oil and aroma. The oil runs 400/600/800 for 1/1.5/2 hours respectively. They do the traditional footwash, and then customers adjourn to the second floor. The infrastructure is basic; maybe 8 mats on the floor with curtain partitions and another 4 "cells" that have solid partitions with curtain doors (reserved for oil service). There is a single toilet/shower stall... everything spartan but clean and
functional.
Miss "Mai" gave me a reasonably good massage; nothing great but above average... it rated slightly higher due to the amount of time she spent working the buttocks and adjoining anatomy (this being essential to a good rating). She pitched her extras very hard, offering 1K for hand and 2K for mouth (pushy, as HS noted in an earlier post). I declined relief because (in addition to being 2-3 times too expensive) I had female commitments later in the day that would be drawing on the same resources. No FS available onsite... against house rules; I went all the way up to 5K just to test and Mai wouldn't break.
She told me that house rules also prohibit the girls from offering/giving relief to Thai customers; a curious line that I've now encountered twice... related to the anti-vice policies of our current interior minister. I worked her hard on this question and she insisted that the owner feared that his tea money costs would rise if Thai customers spilled the beans about obtaining extra services to the police (like that would be the only way cops might find out). Of course it might also be a mechanism to keep the rates for extras artificially high...
Enough FR... here's the punch line: After about 4pm, the main revenue source is outcall... around 35 workers cover the later shifts (they operate 24 hours a day); I found this a little hard to believe so I checked about 22:30... sure enough, 20+ ladies and more upstairs I was told. (I've always wondered why there are so damn many shoes outside the door in the evening). The tariff for outcall (2 hours) is 600 baht to the house, and the girl has to check back in... LT is available for 2K to the house; judging by the pricing they must do most of their traffic with visitors staying in the Sukumvit arrondisement. (The owner's daughter "Aun" runs the show, and is a lively lady with very good english skills. The number there is 2651-0188 or her cell 1307-1415). The other operation with the same name (on 22) is under the same owner.
