Guys,
I have a friend who is trying to build a house in the Rayong area. He has bought the land. 2 storey, 4 bedroom is what he wants. Does anyone know a builder who can do this?
What price is he looking at?

Depends on location, size, standards etc.

Cheap houses here last for about 5 years and look crap. A bit of tarting and they may last 20 years but no longer. the materials are cheap and used sparingly.

A reasonable size house at local standards could run at about 10,000 Baht/m2 to 15,000/m2 depending on what you want. You may even get less than that but this quality would not be right.

If you looked at a big old place of 200m2 this would be 2m to 3m baht. Anything more than that and the locals would be sucking their teeth.

As to good builders, good luck. There are very few here who will offer the craftsmanship levels of Europe. Take cheap materials and combine with 100 Baht/day labour and see what you get.

Best thing to do is to draw up proper plans with a local architect (50,000 to 100,000 Baht) and specify thicker walls, more insulation and better quality windows and doors than the average Thai house. Pay particular attention to the finishes, paints etc. and avoid the cheap interior paint being applied to the outside. in Rayong the humdity will cause rapid mould growth.

Better still let your imagination run wild and put in the sun decks, the outside jacuzzi, the spires, the cellars etc. Construction is cheap here.

There are some western building contractors working out of BKK. They build houses to a standard that is far superior to most Thai homes that I have seen. They are getting paid premium prices for their services though.

I live in a very well made Thai style house about 30 years old. in its day very nicely done. Now a bit faded but still nice.

Do not skimp on materials or methods,
avoid rendered brickwork frontages,
have Thai style roofing, it works well,
Timber floors may cost more than tiles but are nice,
Quality curtains properly made are not expensive,
do not make it too farang or you will never sell it.

Just a few thoughts.

I have some friends that built houses in Pattaya. I can get the name of the builder when I arrive at the end of the month and give it to you.

He is expensive but does excellent work.

Looks like you've got an excellent part-time property management consulting opportunity comming up for your retirement here, Chucks.
Quite a few of the forum members will come of age and look for some property in LOS over the next 1 - 20 years.

Maybe you could even start a retirement home for ex-punters, swimming pool, beer bar and pool tables, all with BG's.

You're on to something here, Chuckie.
