I doubt that you will find such, except perhaps corporate loans with compensating balances in the bank.

Two possibilities are to ask the seller or the condo developer for a payment plan. But I don't believe that either is commonly done and would suggest good legal representation before signing.

I have been told that it is illegal for Thai banks to give mortgages to foreigners. Bangkok Bank can offer mortgages to foreigners to purchase property in Thailand through their Singapore branch, but these are foreign currency loans only which exposes you to forex risks.

UOB offers the same service as Bangkok Bank through Singapore as well.

I went to Siam Commercial to discuss this a few months back. I got a straight answer that it's forbidden for all banks until Bank of Thailand gives a go. UOB/BBL comes with the exchange risk but also with a admin. fee of approx. 200 000 baht.

There are rent to buy schemes and as Adventure Guy says Payment plans, these are usually when you buy "off Plan" and give you about three years to pay off. I've jus bought one in Soi 31 like that, worked OK for me.

well....back in the day...my old company was happy to arrange a mortgage with the farang putting minimum of 40% down even though they pushed for 50-60%...and you had to have a valid work permit..

They worked closley with a couple of thai banks to arrange this...the rub was you had to buy one of their very overpriced (but very handsomely done) units...

when I say overpriced..on my recent trip back I was talking to an old colleague that said they are asking like 100 million baht for their last unit at "Resort-in-Town" on soi 24 across from emporium and le refine..

same exact unit back in 2004 was 38million baht..cant explain that logic..if you have been sitting on a unit for almost 3 years...but oh how his logic confused me so when I worked there..cost me very hefty commision on a unit in Supalai Place...

Things may have changed as the Taiwanese developer that was my boss had major contacts in Thai-Rak-Thai...

I seem to think with valid work permit it can still be done as I have 2 friends that bought in Happy Land and pull in about 150,000baht a month and I would think they both have a mortgage of some level..

Cheers,
ATL

Juniper,

check with HSBC or Citibank. They have some programs for expats. It is correct that to my knowledge that no Thai bank will grant an expat a mortgage

Will Thai Banks accept a housing loan/mortgage using a stateside residence as collaterial?

Say, paid up 300,000.00 dollar home being rented.

Thinking cost might be cheaper (interest rate), then a stateside bank.
