I don't think you are missing anything. Places in Thailand are much more ecomical then other parts of the world.

If are deciding on a place I would suggest going through an agent. They can help you negotiate a far lease, as well as take care of making sure everything is in order. The person we used was:

What type of place are you looking for and what kind of time frame?  We leased an apartment in Samut Prakarn (outside the City in the direction of Pattaya) for Baht 60000/month.  Fully furnished price, not inclusive of utilities and cable.  Only 3 bedrooms but about 300 sqm and very nicely finished.  Complex has five swimming pools and many security guards, etc.   This is fairly typical expat type housing (paid in home salary levels+)  Were shown similar places in BKK for about 80-95K.  I'm sure that you can do much better on your own, depending on what you are looking for.

i'd be looking for a nice apartment, in a safe part of town, convenient to shopping, with hi speed internet access, 2 bedrooms, nothing extraordinary, maybe 900-1200$USD a month? perhaps in pattaya or hkk...

Good lord.

It seems that lots of you don't mind paying huge rents, and advising others to do the same. 60,000 a month for a 3BR apt in -- Samut Prakarn?

Let me tell you what the alternatives are like:

First apartment I ever had here: 3500/month studio on Soi 22 (in back of New Cowboy Bar. (Peter Court) c.9 months

Second: 4000/month on same soi. c.6 months)

Third: 5000/month off Ladprao 122 -- Royal Mansion

Fourth:  3 BR private house on Sutthisarn Rd. Soi Yu Yen 20,000/month

Fifth: 3 BR apartment Soi 53 Sukhumvit 6500/month -- Rich Inn, behind Pizza Hut, c. 18 months

Sixth: 3 BR private house on Ladprao 53 (Choke Chai 4) 15,000/month - behind the Crime Suppression Div.compound -- c.18 months

Seventh: 4 BR private house on Ladprao 53 again (not same place) 10,000 baht

Eigth: 1 BR apartment on Choke Chai 4 7000/month (1 YR)

Ninth: 5 BR private house in Chatuchak district, 4 baths, on 200 sq wah (800 sq m) land, walled w/ gate, in a private neighborhood (single landlord) with no through traffic and security guard/gatehouse. 28,500 baht.

The last I have been in for 4 years. The rest cover a period of 10 years in total.

No Richard Ellis, no agent, and I'm no particular genius when it comes to real estate. Mostly I let my wife find them, then I inspected and approved them.

But if you let yourself enter the Thai economy, rather than depending on the phony economy created for foreigners, you will find there is no need to drop 100,000 a month for an apartment, or a house. That is for either (a) people on a corporate or government subsidy, or (b) sorry - suckers.

The 1 BR apartments were matters of economic necessity. The private houses have always been a pleasure to live in, well air conditioned, spacious and comfortable. I always tried to live close to work, to spare myself a commute.

PS I usually rent unfurnished,  I have accumulated a lot of nice teak furniture over the years, it is not expensive here, it is bug proof and water proof and a pleasure to own.

C'mon, fellows, cut the umbilical cord of the serviced apartments etc. Throw away the Post and Nation classifieds, those ARE for suckers.

kman, you said you might be interested in Pattaya; Though I don't know the current situation, (I know of no economic faactors that would cause any change) I used to deal real estate in Pattaya and its environs and due to a ridiculous level of over-investment there, it eventually became very much a buyers/renters market. (Yes I was smart enough to get out before that happened.) You can get quite a nice house down there very cheaply.
