Oh the irony of most bros here warning you how illegal it is to work here, but banging P4P is no problem.
Anyhow the construction work here is shitty. Hence you get what you pay for, but not really. The construction costs are quite high given the country that they are performed in. Where is all that money going. Well just check out all those very high priced BMW's & MB's on the roads. yes that's right a lot of contractors.
Anyhow I do most of my own work electrical, concrete and carpentry, however I do not do drywall or tile and I will be upgrading the love pad soon so I will be in touch by PM to you, but I am a little afraid about hiring someone named Homer.... Doh

There's a list of proscribed professions -- stuff it's illegal for farangs to get paid to do in Thailand. On the list are things like farming, factory work, and certain construction trades. It appears that most of this is in the trades or other manual labor. Unless you start a business and hire a bunch of Thais to conform to the laws here, it's unlikely you'd ever get a work permit to do what you're thinking about.
Of course, word of mouth for other farangs is a different matter, up to you. Having done a lot of renovation on my own home (I have brothers in the trades), I'd have to say that a lot of the construction quality and finish work I see in LOS is pretty shoddy and doesn't age well. Some of this is climate, some of this is workmanship.

It is because of the Thai morons who sloped the balcony back towards the condo instead of down towards the drain. Hence major renovations in progress.
Balls, yes you are right on both accounts. The rain here is very toxic and Thai's do not believe in any type of maintenance program. These toxicans then turn to green, then black. This black color is the thing you see on most build facades as it works its way into the hairline cracks of the concrete.

The warnings are not meant to be moralistic, but practical - some things in LOS, as everywhere, are illegal without consequence - and some have big consequence. Banging is not prosecuted (except of course for minors and rarely as a pretext for other reasons) but working without Permit is prosecuted.

TU, don't you think that what you are seeing is mold / fungus? It's a common thing in many tropical countries on/in building façades. At least, that's what I was lead to believe.

Harry, Right. This fungus builds up in the cracks on the concrete. Now if would power wash this stuff out after the rainy season, it will not build up to the black shit present on many of the buildings here.
The problem is the condo and commercial buildings normally charge a high monthly maintenance change. Generally what you get for this fee is a sleeping security guard and one person pushing a broom. The bulk of the money is kept by the management of the maintenance company. TIT
