On the other hand you could tell her that the Dollar = Thai exchange is Very low and let's wait and see.

Next month she'll be in the US and have other things on her mind, WHERE'S the Thai Food!

Thank you. Yes, I understand it would be in her name.

Some good "distraction" conversations mentioned, although she follows the US Dollar/Thai Baht conversion regularly already.

She also has an Aunt in Western Australia, North of Perth. I've been to Perth (beautiful city), but not much North of it. I guess we will have to visit.

ly, thanks for all the detailed information about the land office.

cg and bkkfella make a good point about USA assets. I already have a pre-nup in place (written in Thai and English and with her represented by a Thai lawyer).

Marriage is a big step, but I think both of us are ready for it.

Check-out Issan Lawyers, and check into getting a usufruct - gives you rights to the land for as long as you want (well, for as long as you agree to in the usufruct). IMHO better than a lease.

Usufructs are not very well known and many times upcountry you will need a lawyer that really knows how these work and what the process is to bacially walk the local land office thru the process.

Fortunately when I bought my (ok, her place ) in Cha Am) it happened that the brother of one of her 'aunts''s ran the local land registry. Everything was done in a day, including paying off the Thai vendor's mortgage, getting the deeds from their bank and the transfer. I was told (by the aunt!) not to go into the land office as it would probably mean the fees would mysteriously iincrease if a farang was known to be involved. That made it rather awkward when we met the aunt and her husband in a bar later that evening....

While the concern about USA assets is a valid one, I wonder about the percentage where that was even necessary with a Thai Girl/Wife? My general impression of having witnessed several 'Thai Divorces' is that the woman is generally happy to just high-tail it out of the relationship under the radar, and without going for the jugular... (i.e. an asset sucking divorce). An interesting phenomenon - and apparently Thai Airways even has a special program for returning ex-wives...

Obviously, this is not a 100% correlation, and there are many variables involved, but has anyone else made the same observation?

What would you say this is due to? Ignorance of what they could have if they fought for it, laziness, good heart, or that Thai wives aren't the evil manipulative asset hungry bitches that some take them to be?
