So let me get this straight.
1) You got the $$$ to invest /gamble, and possibly lose... 
2) She owns Bricks and Mortar (maybe) A Due Diligence is required here for sure!
3) You are going to be equal partners (maybe)...Or at least until she (or her business connections) push you out.  (maybe) or until the ATM is empty (maybe)
4) If it’s going to be “an equal partnership” then consult a reputable stateside lawyer (that’s were some of her reachable assets are) and make her sell YOU some bricks and mortar. YOU need some leverage over her at this point...
Or at least MAKE her take out a loan to match YOUR cash investment (equal partners remember) and then see if she is as equally committed to put her assets on the table.
You put up 50k US and she loans 50k US against her B&M and keep the remaining 50k US (from your original 100k US investment plan) as an emergency fund... OUT OF HER REACH!!!
If she is unwilling to match your investment then just walk away... Quickly
Why do you want a Work permit when you are only going to be in LOS 5 months of the year?
• What if she is incapable of running this business correctly and it goes tits up?
• Does she have any experience in this particular type of business?

You really need to re-think this one.
If you have ALL the capital required then why do you need her? As a partner maybe?
IF SO MAKE THAT AN EQUAL PARTNERSHIP...
Just make sure she is just as committed as you are financially and you will see her attitude change.
It’s easy to play with someone else’s money. There is no risk.

You are careful on your LOS jaunts to hide the fact to her you are in Thailand getting up to mischief
Ask yourself what would happen should you go into business together & at a time in the future she finds out you have recently spent a week banging girls down in Phuket (you cant teach an old dog new tricks). Is she the type to go all septic & cause all sorts of problems...could be if she's already taken a guy to the cleaners in the US
