ThaidUp, I have learned to like at times this style of non-confrontational negotiating using an intermediary. I have seen it even applied to situations where a girlfriend's rate (sponsoring) is negotiated by a friend of her -this I found more unsettling: "what are your plans for her? how long do you want her to be your girlfriend? etc" That I found unsettling.

The other thing I have seen is that after a deal goes wrong and people are upset... they just wait a few days to cool down... and then when negotiations start again on anything new... it is all smiles again and the old failed deal is never again discussed. Thais do want to avoid anything unpleasant at all costs -even if in the long run the cost of not really clearing past missunderstandings is greater.

Smegs,
How much is this typical right across Asia, China,Taiwan,Japan,Philipines etc etc ? I think for the 'Western' mind it is difficult to grasp. It is for me,not that that means much.

Taiwan I do not know -never done business there. But would guess that being Chinese very similar to other Chinese dominated places.

The "face" thing Asian style to one extend or the other in most places (perhaps with the exception of the Phillipines) : Indonesia, Singapore, Malaysia, Hong Kong, China, Korea, and China Some places more than others. China very strong.

However the negotiating through a third party as described in ThaidUp's example, in Thailand (IMO) they take it further than in other places.

"How much is this typical right across Asia, China,Taiwan,Japan,Philipines etc etc ?"

I think it is pretty typical across most Asian countries. There is a general tendency to ignore (or at least not speak openly about) bad news. Having worked with the Filipinos, Chinese & Japanese they do not differ so greatly from each other in a Westerners eyes when it comes to dealing with (allegedly) difficult issues.
The problem I have with Thai & Asians in general is that they spend too much time thinking about the effect their words will have on you rather than just explaining the situation in a factual manner. In a work environment this can be particularly frustrating. However, when they realise that we do not crucify them when mistakes are made and make a big point of praising their honesty (openness??) they do respond. It just takes a bit of time & patience.
It will never be perfect..but that's what makes it fun.

DSBones, somehow I tend to disagree with you regarding the Filipinos. 400 and 50 years of Spanish and USA occupation respectively (ignoring the 3 years the japanese were there) worked wonders in making the Philippines more like your typical south of the border Latino banana country than your expected Asian (almost) tiger country.

the filipinos differ greatly from the others, with exception of the ethnic chinese.

but the thai way of undecisiveness and bearing bad news is unique.

again with exception of the ethnic chinese.

the hongkie differs much from the mainland chinese. since the liberation of the mainland (e.g. you can own and profit from your own business) I prefer dealing with mainland companies. who needs to pay the extra percentage for the hk office?? you.

ThaidUp,
Do you still have the website address (URL) for the SCB distressed properties ? I have reviewed before and lost it.

Where did you end up buying ?? I am about to buy a place in BKK as well - your deal sounds good.

Re: the Filipino way of doing things:

From what I've experienced, they are extremely slow at doing things that would be considered routine even in Thailand. And things tend to be d r a w n o u t way longer than necessary. Clearly, the siesta culture inherited from their spanish guests.

As an example, a friend recently bought a property and paid up his instalments in full. But when it comes to giving him the title deed, he's getting the royal runaround. Reason given is that the property developer has mortgaged all the units in the development to the bank. But my friend assures me this is normal and eventually he will get his property deed in about 6- 8 months. But still he never loses his cool or raises his voice with them.

Most 'Porriners' would find it hard to keep cool in a situation like this. At least, I couldn't.

Coming back to the Thailand, I remember this american guy arguing in a bootleg CD shop at Khao San Road that 2 songs were missing from the disc. He kept raising his voice and doing it in full view of the customers, can't help thinking he would have fared better if he'd done it a bit more discreetly.
