Manowar was talking about REALESTATE, nothing more, nothing less. Now normal people that have had some schooling and know how to spell the word "business" know that realestate is just a tiny part of a countries ECONOMY.
Broken Leg pointed out to you the fact that one small detail does not mean anything. And that is the same point I made to Manowar. Realestate on the otherside of the globe has nothing to do with thailand what so ever. But an economy of a country certainly can have an influence.
And since the US is the leading ECONOMY in the world what happens there is ofcourse of influence elsewhere. And that is also my reply to Broken Leg, ECONOMY and REALESTATE are not the same things. And I don't think I made the mistake of mixing those two up. Did I?????

Bloodyhell, I was only referring to the "high end" condo projects in BKK. I may have generalise it too much, but "farangs" (Brits, Americans, Germans, Australians......etc + Singaporean, HK and Japanese) make up for more than half the investors/buyers of the "high end" condo projects in BKK. I was told this by CBRE head honcho in BKK. BTW, CBRE is the sole agent for many of these high end condo projects in BKK. They have the stats. Give them a call and find out yourself. AS for the rest of Thailand, I only have knowledge of Phuket properties and values. Can't comment on anywhere else in LOS.

Wrong? not quite with you I wasn't actually suggesting that the aussie economy was growing by 10% it was just an example. I was merely suggesting to you just because a currency is down doesn't mean the economy is doing badly, and yes I do understand the aussie is a commodity currency.

During that period late 99 to 2001 the aussie economy was growing at over 4% and had been for the previous 5 years to 99. That is a very strong growth rate for an industrialised country. Wage growth for that period was also around 3.5% which is very healthy, then you had large equity growth followed by a period of cheap credit. (probably a load of brits and yanks too buying the cheap property)

It's not exactly rocket science but I suppose the aussies are not famous for their intellectual prowess.

you want another example look at the us from 2002 -2004. 1 euro went from 86 us cents cents to 135 us cents, despite much higher employment, gdp growth and wage growth than the euro zone, which was actually very stagnant in all those areas. The property market also boomed during that period of a hugely falling dollar, whilst in the euro zones largest economy germany had a very stagnant housing market despite it's wonderful currency value.

Lstly, getting back to the actual topic at hand - one more thing to consider:

By purchasing a home now, there's also the very realistic possibility of renting it out during the next 10-15 years, and thus having a relatively positive revenue source during that time. In 10 year's time, it may be possible to take a good portion of that saved revenue (you WERE planning on saving it, right?), and investing it into a newer property to purchase at that time, which, along with the prospect of selling the older place, can result in a nice new place, and a potential nest egg.

Just one more variable for the equation.

Daffy, I wanted to say the same thing in my first post, but I stopped just in time. Because renting your place, means making money.
BUT and this is a big BUT, the proces of renting your home to strangers is a lot of bother. Firstly who will be living in your home? It could be a bunch of hooligans that will do some renovation to your property. Someboy like Mel Gibson, comes to mind.
Secondly who will take care of the place? The owner must live in a galaxy far, far away until he has made his money. So who will do the caretaking? Who can you trust? Will this person take your money and let your house crumble away? Or even worse, this person just sells your house, takes your monthly fee and the value of your house. When you get back after a year or so, some thai sumo wrestler will explain to you that there is nothing there you own. One way or the other.
Go back one or two years, there was a post about something like this, somewhere here on this board.

So a lot of headache and even more risk. That is why I rejected the idea. Now if you have a trustworthy person, that changes a lot. But how many trustworthy thais do you know???????????????????????
Also how do customers know of this fabulous house? Ads cost money.
So you have a lot of middlemen that will cost you a bundle and are a big risk on top of that. Is the profit worth it??????? Since the original poster has as much experience in thai realestate as I have, about zero, I think the risks outway the profits by far.

That's what property management companies - either Thai or Farang owned - are for.

The same rule of dilligence applies, but I would figure that if the timeline is 10-15 years, there's plenty of time to find a decent property management company. Most of the large realty places offer such services, as well.

Like I said, or invest in a worthwhile stock (or portfolio, if you're paranoid)

Thanks everyone for your advice, Top Quality opinions. Because we have got time on my hands, we will probably wait till closer to retirement, 15 year's is a hell of a long time and as you have all pointed out anything can happen, For the time being all we can do is keep putting money into the ISA and wait.
