It depends on several factors. I bought 1.95 rai some 80 kilometers from Udon Thani last year. It is on a paved road with all utilities, located one kilometer off the Udorn/Loei highway. I paid 270,000 baht, which comes out to nearly 135,000 per rai. This was house building land as well.
The closer you get to Udorn the more expensive it will be. I would suggest you send your wife/GF to buy the land and you stay well out of sight. Prices tend to double or more when a farang is seen in the area.

Property is 24 miles outside Udon Thani, in Nong Wau So.
Still thinking 300K for 1 Rai of House Building land is overpriced.

Hmm just my two bob`s worth, Ive purchased land, 2.00 Rai with all utilities available with my Thai better half for 250 k baht with full title transfer from the local Amphur
Then on top of that had to truck 100 loads of soil to level the land out for building in 12 months time at a cost of 50 k ( 500 bht per truck ).
Then got surveyor's in to properly mark out the boundaries of the property.
This in the Kamphaeng Phet - Phichet area.
As expatchuck advised I stayed well away from the dealings.
One other thing get the title translated into your native language if you have any doubts.

I've kept this post under this heading, but hopefully someone can help me with my questions and this post won't get lost.
I have a Thai wife, met her in UK, we have kids etc, we have a house in North East Thailand, property in Phuket and in UK obviously. We are a fairly stable couple (even though I have many monging moments) and not your typical couple living in Thai as she has lived mostly in the UK for nearly 20 years.
I have now come into some money and she is asking me, no demanding me (!) that she can buy some more land in her village "that will safeguard her future" and to quote her "give her something back for being my slave for the past 8 years and cleaning my house and arse for the past 8 years...!!"... her words, not mine.
My question is, how can I prove that she is actually buying the land ? I thought about getting a copy of the transfer document (if there is such a thing) and an official translated copy. I would then get another translation done over here. Is there any way that I can actually prove that the money is going to be used for the purchase of this land ? I have let her get away with a lot financially, mainly because it helps relieve my guilt feelings for my monging. But she is asking for about 25,000 stg, which is quite a lot for land in an Issan Village, albeit quite a large area.
Any pointers would really help as she is f***ing driving me nuts and has a face as long as my last bar bill.
