well sir, serious kudos to you and I mean that

many would be jealous of that position...me included.....

I am speaking from an american point of view...and I have no idea where you come from, but in this global economic crisis we are in...maybe playing the conservative route is best...in my opinion..

The chinese have a writing for the word crisis and one stroke is "danger" and the other stroke is "opportunity."

that opportunity, in this market, is for the big boys with cash, which they can afford to loose or sit on for awhile...not to be taking gambles...especially in Thailand....

As said, that opportunity I spoke of is unfortunatly limited to people with cash that can ride this out......and I still am in contact with my very, very, very rich Tiawanese ex-boss and know his main concern now is tenant relations...keeping the tenants he has...not expanding..

now is a time to "hunker down" not to expand or look for a break thru.....I guess the telecom biz is huge and if you were getting to that...then go balls wild....

Just look at the cap rates on businesses in (oops I meant America) and it is nothing a serious lender would even consider these days...

60% down with at least 75% pre- leased occupancy is what my clients tell me is the case....I suppose it is similiar all over (this is speaking in terms of office, retail and condo development.)

But if those guys are so concerned (and real estate is always a huge indicator, no matter what country you live in)...it cant look good for the small biz owner...

IMO, Unless you are an equity investor, this is a time to sit and wait.....If you have it to gamble, and believe me I will bet on just about anything, I would say just wait and hold your money...better opportunities for investment will arise next year

Your 100K will make more money in 2010..Regarding a small biz...no matter where you live...wait to start it up, unless you are liquid and can afford to sit for awhile...

my 2 cents,

atl

if you have cash...then buy it all while you can

Don't even consider it. Unless the lady is a saint you will never see your $ again. It's so easy to swindle you by embezzling the sales & leaving you to pay the suppliers that the temptation will be irrestible. The Thai legal system gives a foreigner no remedy. If you have $100,000 that you can afford to lose then you should either (1) wait until the US economy stabilizes and invest it there in a local property/business venture or (2) (if you can afford to spend 7 months/year in Thailand) rent a small apartment in Pattaya on a yearly basis and spend your $100,000 on wine women & song on prolonged vacations over the next 10 years or so.

Issan has soaked more money out of my wallet than any single adventure in my life.... I know I do not stand alone in this...... That's why I married her and brought her here to the U.S......

I have fish ponds, cows, chickens, aircon, etc all sitting in some backwards ass village in the middle of no where. Sure the family is fine, but I have no want or need to go back to the village anytime soon.

So the trade off was to either marry one of the girls I like and bring her here or keep going to LOS 6-8 times a year. My mental and physical state and old age all put together finally said "enough".

But if someone splits their time between LOS and the home country, that would be a much better situation. But I think I am not alone when I say that LOS gets the best of me. I drink too much, f*** around too much etc, and end up a total mess by the time I leave.

Kudos to the guys who can control themselves in LOS. For me, for my own health and well being, the best path was to marry my girl and bring here here to keep me happy.

I do like your posts Thailife !! However, It does appear that even if LOS doesn't kill you, your active, and may I say excellent, sex life, probably will !!

I am with you on the Issan thing - I think I own every f***ing bufallo and eucalyptus tree in the North East She tells me that "her land" wll give her an income - except she "forgets" to tell me how much it f***ing costs to service the land and how much I have to give her everytime she goes home to pay the family to look after the shitheap field (even if it is quite a lot of rai - it means f*** all to me).

Damm good business planning words spoken in this thread...although no response from afm171 in months, wonder what happened ?... kudos to Jojje and TPEII for the details and good pro cons by other posters..

I joke around about ownin a cheap ass Thai bar hooch !
I know, too many drunks to put up with ! let alone baht bein stolen every chance...

100K thrown at a Thai business without regard to detailed business plans ? would be a waste of good money, just cause you want the visa and experience/ fun livin there....

...first get a good year to year accounting by a legit cpa to examine review their books especially for over value / goodwill/ fraud schemes.... know your competition locally and theres plenty..... due to laws youll never have full control in Thailand....

besides all the known incomes and expenses both fixed and variable cost etc.....its the Unforeseen issues that will crop up suddenly and cost you dearly over and above the intitial 100k....if you have deep pockets someone will find out; the Thai Tax house IRS, youll go bust for sure if taxes and fines are reassesed.... other internal political turmoils, bad employees poor performance, insurance liabilties, lawsuits etc....the Unforeseen will break ya and bail yourself out liquidations come next !

Start a good Thai business yourself, if thats your challenge...but start out small in case you need to terminate / end it ! 100k thats too much initially, just stash it in a 3% CD and plan and think it out for awhile ! heck just sponser a business with 5 to 1 value, real collateral contract in your hand.... or become a pawn broker and only accept Thai Gold ! in return for small cash loans

Traveling around Thailand you see so many mom n pop business out there....really just break even ventures that support the family.... and yes, way too many bars, guest houses, and restaurants as well.... and they have sponsers that are also tryin to get out / resell em to the next round of suckers!

Nothing really to report.

The idea was a non-starter and I'm now looking at other things in the US.

The idea of moving to LOS has been put on hold for at least a few more years. Target: retirement 2012

Start here and let them teach you the convoluted Thai rules:

http://www.sunbeltasia.com/

However when it is time to actually invest, do not trust them any farther then you can throw them. Demand to see the business' books to prove what they are pitching is not a lie (they are just agents, many times it is the business seller, Farang or Local who is spinning the yarn).

Caveat Emptor...
