On the 3m Baht investment did Patong immigration give you any guidance as to whether they would expect it to be invested by the time you came to renew, or were happy you just kept it in the bank or would include a condo purchase as investment?

Good to hear your visa problem will be sorted.

It can be money or it can be a condo or it can be money + condo.

Its cant be shares in a Thai business or it seems property not a condo (as distinct from the land). This is odd as if you have a 20mil villa the villa would have to be worth >3 mil and it is the same as 'owning' a condo in that case.

Oddly Patong was really easy going and did not want to see proof the money came from overseas.. I have someone who is prepared to lend me the money for a few days later this year after a property sale and will give it a go simply by borrowing for a week to get my bank papers showing the balances.

What happens next year at renewal time would be anyones guess (eg 3 mil in.. 3 mil striaght out.. 3 mil back in) of course you could always make the argument that you brought it in and then 'invested' it say into property etc and that your investment partner had allwed you to have your money back to obtain another visa..

Companies down here are offering 20% return on lent capital for property development so I see no reason why this argument is invalid (eg you have brought that much money into Thailand and are using it to invest in Thailand, its still here only its often in land not paper money)...

Here's another change to Visa conditions affecting Australians, apparently for the better, made at the current ASEAN meeting, reported in The Nation -

"The Thai and Australian foreign ministers also signed a memorandum of understanding (MOU) on visa for work and tourism, which allows Thai nationals to work when travelling in Australia and vice versa.

Australia would also welcome Muslim Thais to study Islamic courses at Australian universities, the Australian foreign ministers added. "

Ok, please excuse my ignorance as just starting to look into this. I am an Australian, just turned 50 and living in the Philippines and have done so for a number of years.

Time to move to LOS and be a tourist in the Philippines. I read and hear about B800,000 in bank to qualify for retirement visa. If this was in the Philippines I would beed a fixer, consultant and a team of "advisors" to "help" me. Do I need these people in Thailand or is it a relatively simple process I can handle?

I have a Philippine wife and kid..... does that change the maths money wise or as they are going to be part time in Thailand due to school is it better leave them off or include them in the application?

I also read the post about Thailand and Australia signing an agreement....is that something I should look into?

Sorry for all the questions but just getting started with this and no idea at this time.

When you say "30 consecutive days", could someone please clarify? For instance, if I traveled from LOS to singapore for a week and came back to LOS, does that count as "consecutive"?

Sorry I should rephrase, so if I had stayed for 20 days and left LOS and returned after a week from Singapore. My 30 day stamp would overlap my new 30 day transit stamp. Is this considered consecutive?

As long as you don't stay over 90 days in a period of 180 days, you're ok.

Don't worry about consecutive. If you first day of stay is November 1, then until May 1 you're allowed to stay 90 days on VOA's.

I believe you bought up one of the major issues, the law is not clear and subject to the interpretation of the officials on the spot. I have read on another forum that no this is not counted as many regular visiting business Men etc would be effected even though they are not trying to "beat the system" but only doing regular business in Thailand. I guess we will see! Sorry, but like many issues in Thailand it is not Black & White!

It is Black & White.... Who told you it isn't?

You are allowed 90 days within 180 days, no matter how many times you enter.

After that you have to go abroad and get a 'real' visa.

It is like that at EVERY border.
