Thankyou to you and your wife's hospitality extended to my friend and myself on the day of your birth and your celebration of the completion of the new house.

A beautiful home indeed. Laid out well and enough room inside for the whole population of France to live in.
Ooops, cross that out, the population of Texas to live in.

A nice location and the front lawn's/garden have capped it off, they did a good job in record time. When the tree's grow, it will be very nice to sit out there and watch the world go by.

There was no problem with direction's to your residence. The bitumen in Thailand is different to Australia/US and thus make's it difficult for us foreigner's to negotiate sometime's, I think they use too much metal in the road base mixture, which naturally throw's the compass out.

I am sorry for the delay in responding, but it appear's that my keyboard could be of the same mixture.

Property survey projects more competition

Stiff competition is expected in the city condominium market in the medium to low-end segment, according to a recent property survey.

Limited locations and downward price pressure would make it difficult for developers to continue offering competitively priced condos, according to consulting firm Aquarius Estate Co.

The firm suggests that unit sizes should be smaller to appeal to young buyers with limited income, and that unique concepts and strong branding would be key to success. The survey added that buyers may also face increasing difficulty receiving housing loans.

''In 2008, luxury condo projects may return to the market in prime locations like Sukhumvit, Ratchadamri and Silom after slow activity over the past two years,'' said Yongyutt Chaipromprasith, the company's chief executive.

In 2007, the city-condominium market grew by 34% with 27 more projects than 2006, mainly due to positive factors like lower interest rates on housing loans and the increasing popularity of downtown locations.

Aquarius Estate found there were 106 condominium projects totalling 51,810 units this year, an increase of 67% from 79 projects totalling 20,906 units in 2006. In addition, the average price rose to 63,000 from 55,070 baht per square metre.

''The research shows that BTS skytrain and MRT subway routes were the most popular areas because of rising oil prices and traffic jams. This has encouraged people to buy their own places with easy access to offices and shopping centres,'' said Mr Yongyutt.

The report said Sukhumvit Road, starting from the Phra Khanong area along the extended BTS route, had over 21 projects totalling 5,936 units, followed by 12 projects totalling 4,581 units in Phahon Yothin and Thonburi areas where 11 projects totalling 5,936 units were located.

Among new condominium projects launched in 2007, about 90%, or 79 projects totalling 32,291 units are medium and low-priced condos with an average price of 30,000-75,000 baht per sq m.

Next year, Aquarius would launch four condominium projects worth 1.8 billion baht. The first condominium worth 500 million baht would be located in Leam Sett on Koh Samui, and would be open in February.

The project is situated on a 1.5-rai plot and would have 32 units, sized between 147 and 260 sq m and staring at 100,000 baht per sq m. There would be 32 units of which 25 are for sale.

The company would run all 32 units as a hotel and guarantee an annual minimum return of 6% for owners of the 25 units during a three-year management contract.

The hotel, to be managed by its subsidiary, Shasa Co, aims to appeal to long-stay tourists. Room rates start at 20,000 baht per night and the company expects 40% occupancy in the first year of operation.
