Mrs Shreddie has the opportunity to buy some land up country when we come to LOS next year. She has discussed it over the telephone a number of times from the UK with some of the village elders and reckons she has lined up 10 rai of land on the main highway for THB360,000. She is spending her own money, not mine, and she figures this should give her enough land to build a home and grow a few things (weather permitting). It will also be something she can leave to her daughter in due course. (When the time comes to build the home my cash will be involved, and I know it will be the last I see of it, but am prepared for that).

The land price sounds good to me and I have suggested she goes ahead if she wants it. However, I have also warned her to be careful it is just not the village mafia trying to grab a large slice of her cash. She was all for going down to the land registry office with the cash and just getting some paperwork signed - but I cannot believe it is that simple. I suggested she should involve a Thai lawyer - and that we should take one with us up country next year so he can check out the paperwork before anything is signed and any cash is handed over. She is taking my suggestion seriously so obviously shares (to perhaps a lesser degree) my doubts about the helpful motives of the good folks back in the village in finding such good land at such a good price.

Are there any Thai law firms that will provide this kind of service - I would like one that speaks English so I can understand better what is going on, and my wife would need a Thai speaker. I think I saw somewhere that to practice law in Thailand you have to be Thai anyway, so I guess we need a Thai lawyer with good English skills who can tolerate a trip up country for a few days. We would no doubt have to put him up in a hotel in the nearest provincial town but he would still have a bit of a drive to the village.

If the lawyer turned out to be a woman who was good eye candy then that would please me but that is no doubt asking for too much.

Any pointers, comments or other thoughts please?

360,000BHT for 10 Rai ???? That immediately has me suspicious.

You would need to be more accurate regarding location to see if that is the "going price".

Before I PURCHASED LAND IN MY WIFE'S HOME TOWN Maha sahrakarm province),, I VISTED SEVERAL TIMES,, ASKED ( THROUGH MY WIFE ) FROM NEIGHBOURS REGARDING LAND FOR SALE / PRICE ETC,, AND ASSESSED WE WHERE ACTUALLY GETTING A GOOD DEAL.

Thai's opinion of land value differs from normal western culture,, I paid LESS money for land beside a protected government lake ( cool afternoon brerezes) than I would if it was beside a busy road?????


It is only 1km from town but was a lot more than 36,000 BHT per Rai.

Thanks Mel. There is actually 40 rai available for THB1.6M but Mrs Shreddie is just taking 10. She corrects me now and tells me the price for 10 is THB400K.

The province is Chaiyaphum - the village is miles from anywhere, with the nearest provincial town being about 10km away. Neither the village nor the town 10km away have hotels. The nearest hotel is probably in Chaiyaphum town/city itself and that is about 60km away!

There is no entertainment at all - apart from the good humour and hospitality of the people themselves - in the village or the provincial town. Chaiyaphum town is not much better.

Incidentally Mel - any thoughts on the Thai lawyer front?

I imagined we would have to accomodate him/her in the hotel in Chaiyaphum and then also pay his travel costs between there and the village. Did not know if he would take his own car or expect me to hire a car and driver for him (maybe the same one my wife and I will use so we keep the cost under control, and so he does not get lost).

The prospect of the lawyer running up a big expenses bill at the hotel and then charging it to me also frightens me. That said, he would have to try hard to run up a big expenses bill in Chaiyaphum! I suppose if I want to persuade a lawyer to go to the back of beyond to make sure this transaction is all legal I may have to accept some additional costs.
