Myself and my Thai wife are planning to retire in about 15 year’s time, and we are probably aiming for the Hua Hin / Cha Am area. We plan to spend approx 2 or 3 million Baht on the property. At the moment we are not in a position to buy, we hope to have enough savings in about 5 years time. All we will need is a bungalow, and on the outskirts of the Town. If anyone could give there advice and/or personal experience this would be very helpful in our decision, Here are my questions :


1 - Should we plan to buy land and then sit on it till were ready to build ?

2 - How much do you expect the house price’s to rise in Hua Hin ?

3 - Should I spend e.g.: £30,000 on a property now or keep the money in a ISA and let it grow 5-7 % a year for 10 year’s. ?

4 - When buying a property should I keep out the way and let my wife take over the Buying process so as the seller might put up the price if they think a farang is Interested in buying the property. ?

Personally I think my choice would be to keep the money in an ISA let it grow and then when we are ready to retire we would then look to buy. What do you think ? If you can give any kind of opinion it would be very helpful.

I am also looking at buying some property in Thailand. I can not speak to your particular situation but I will most likely buy in the next few years. Sooner if possilbe. I think in my case it is for my soon-to-be wife because it will give her face in her village plus it is important for her to own something in Thailand. I guess so that she feels like even though she is moving to America she still has a home in Thailand. I plan on taking a peek at Hua Hin this trip as it might be at the top of our list as well. LastSurvivor, Good Luck with your plan, I totally understand the way Thai's like to keep face 'so to speak' They are a very proud lot. My wife dreams of the day if she wins the lottery and she will build a new temple in her village in Khon Kean, she wants to show her neighbours that she has not forgotten her roots.
If you can give a Follow-up report on you trip Hua Hin, maybe tell us what you think of Hua Hin.

My very limited view on the house and land business in thailand is that it is fairly stable. So no big profit or loss to be expected, unless Mr. Hilton wants to buy from you or a nuclear reactor was the previous owner.
Marriage on the other hand is a very UNstable business. So losing the wife inside the next 10 years, means losing your property.

I understand from your post you can not afford the risk, so....... DON'T RISK IT!!!!!!!!

Or buy something small now (+/- 10.000 pounds), something you like to go to when you are in LOS. And in 10 years or so you saved the rest and sell the small house and buy big.
That way if you lose the wife you keep your future and she has a future also.

Blattsucker has some good points.

I would also think long and hard about buying land for a retirement 15 years in the future. Are you absolutely sure you want to live in the Hua Hin / Cha Am area 15 years from now?

Many people assume that land prices will only go up and that if they need to change their retirement location they can just sell and make back their money. That's only an assumption.

Land prices WILL go up - both Hua Hin and Cha Am are areas in development. The key is to figure out how much property will increase in 10 years' time, versus how much better an investment made now will do.

I would rather invest in stable and reliable stock, like AAPL (Apple COmputer). Had it since it was at $13, and after 3 splits, I'm doing pretty okay. There's no indication of letting off...

On the other hand, if land is your game, why not play it safe, and purchase revenue generating property now, and earn $$$ from it during the next 10-15 years. Buy an apartment building, and you will ALWAYS have a place to stay yourself, in addition to it making you money.

Not sure I would listen to a realtor whose 99% of customers are foreigners and the vast majority purchase businesses from a business broker that is renowned for offering overpriced and unrealistic opportunities for sale. Come in suckers so to speak. I believe Ducky is a client.


If you are sure you will not be here to live for 15 years, then do not buy now. Anything can happen, you can die, she can die. You could have kids or not. You may seperate. You may decide you do not like Thailand anymore. You may decide you do not like Hua Hin anymore. You may come here and find a much nicer area somewhere else. You may develop an allergic reaction to salty air.

Bottom line is, prices can fall anywhere along the line. What if there is another 1997, prices will drastically reduce in certain areas and among certain people. You may pick up a bargain in that time if you keep an eye out.

As an example, a property that was rentable for 15,000 baht in 1998 is now worth 80-100,000 baht and the property value was similar then if you could find a buyer.

You want to spend 2 or 3 million baht, but you do not have enough now. So possibly you have around 1 oor so million ready. I would put it into stocks if you are comfortable with that, if not, let it rollover in the highest interest account you can find and then at least it is 'almost' on call and if a bargain comes up, you will be cash ready to grab it there and then.

As with most things, if your wife is intelligent enough, stay out of the way and let her do the deal under your instructions and close scrutiny.

I think you should spend some time this to to TRY to buy houses or what ever you want to buy. Then you will see what ever problems there will be. Also the market going to drop in maybe 1-4 years from now. Thaksin can not stop giving out money to keep him popular and no one can buy all the HI SO apartments they are speeding upp all over Thailand every one knows its going to crash its just when. But sure when the crash come buy it beucase after that its up and you can always rent it out and make money. Some apartments even have that as an option with out you doing nothing.

Thai property market will crash only if property markets in other more affluent countries crash first. Watch for the US, UK, Australian, HK and Singapore property markets. If they stay up, thai property market will be reall good investment and will continue to go up. But if they slown down or "crash", then Thai property market will be in big trouble, especially the higher end ones because "farangs" buy well over half of the higher end properties in Thailand.
