Hey Skip, I'm going to be looking for an apartment in the same area but don't need it to start until October == are you finding that there are a lot of apartments available, or are you feeling like you have to be quick once you find the right place? My budget is higher since I want a 2/3 bedroom place at least 120 sq m. Anyway, i'm in BKK from May 26th for a few weeks, I'll PM you and maybe we can grab a beer or something. Cheers, Robaht

I've run into the Japanese only crap in Thong Lor too. Annoying. They are deferential to me, but the bottom line is they don't want to rent to me. I walked into one very nice high-rise with my TGF to inquire about price, mostly Japanese rented there. It wasn't bad, but at 45K Baht, more than I wanted to spend. They were very polite at the desk and treated my inquiry seriously.

So I go to the place next door, which is a much smaller building and clearly not in the same class/standard. The lady behind the desk is rude, but I just smile. I can tell my TGF is uncomfortable, she knows what's coming, lol, but I figure it's time to turn the tables. The lady behind the desk quotes me a number close to 100K Baht per month. I asked her to repeat it to be sure, because it was clearly an insult meant to get rid of me. So instead, I smiled and said, "I'm surprised you have to charge so much, because the beautiful building next door is so much better than this place and they charge less than half of what you want, so I think we won't stay here." She got really embarassed (a bit of face loss, figured she'd be able to embarass me, she's gotta be kidding herself, lol), so I added insult to injury by smiling and thanking her, and we walked out. The Isaan guard at the gate just smiled at us, lol!

It was the same kind of Muslim only crap we saw midway up Phra Khanong in some of those buildings. I don't mind the Jap only nightclubs, but I get annoyed when I walk into an apartment complex well dressed, only to listen to a bunch of under-educated imbeciles try to pull rank.

Good story Balls, but I think you may have mis-read on the Japanese clientele topic. Slowx brought that up as a beneficial trait of a building- he seems to want to be their landlord. Still a good story though, and it brings up another point I wanted to contribute here, namely the security hacks out front.

Most people advise you to drive around the neighborhood looking for signs and jotting numbers. Well, my tact was a bit different- I drove around spotting buildings I liked, jumped out and tried going straight to the office. So far the results have been great! Of the dozen or so buildings I've popped into 10 have had vacancies, and of those only 2 have had a sign out front.

Only obstacle it building security: Came to find out the security guys are not there to let you past! And language is a big, big issue for them. So, do yourself a favor and come armed with either some synonyms or a notecard that spells it out for them- "Building manager" or "Juristic" or "Office" or be prepared to be turned away.

Robaht- two things, how close to Thong Lor do you want to be? Would soi 51 or 53 work for you? Second, how much time are you here for? Only a few of the buildings would even consider a 6 month lease with the majority firm on a year or more.

I will rent long term, 1 year isn't a problem, after that I'd probably buy or get something closer to the action. I only spend about 50% of my time in BKK anyway so I'm not bothered by the "great" apartment that is a little inconvenient, ie. having to take a taxi to get most places. What I mean is I'd rather the oasis than the 1 minute walk to the BTS. (not that a 1 minute walk to the BTS wouldn't be nice...). Cheers, Robaht

Robaht- I should be able to steer you to a few properties and at least one angel of a broker to assist you.

I'm posting from a cloud, somewhere above the city: Between 1100 and our late lunch I nearly fell for my puying realtor and her exquisite manifestation of 'jai dee' heartedness. I'm telling you, providence doesn't shine any brighter! A referal from a property manager called me up, made some inquiries as to what I was interested in, scheduled a meeting for this morning, and then showed up in her chauffeured benz.

Uh huh! I'm thinking it'll be a haughty morning for sure. Man, was I wrong. What I found instead was a charismatic 27yr. old bundle of candor and honesty. Single, runs her own business, never set foot in Q-bar as a nod of respect to her family [worth a thread by itself], and congenial as can be.

What a great bit on enlightenment this apartment search is turning out to be....

Here's the latest FR on my Thong Lor search.

I suddenly find I'm in a bit of a pickle and wonder if you might offer an opinion that could save one of us some face. Here's the way it all fell into place.

All alone, walking the soi's of Thong Lor, I find a very attractive bldg. and trudge up to the office to inquire if they have any vacancies. They do, and Som, the Condo Juristic asks a staff to show me one. We look at only one apartment and find Condo 1 is a 2Bed/2Bath corner unit, nice but a bit noisy I suspect.

I leave, sleep on it, return the following day (again alone), and ask to see it again- I like it and the complex that much- and also if they have others vacant. They do and I am shown two more [3 total now] 2Bed/2Bath units. Of these, one I don't like at all, but the other I like the most, call it Condo 2 of all now. The Juristic gives me a price of Bt30,000. I cancel Condo 1 off my list of possibles. I am shown these by Som, the Juristic there, who is very accommodating to my inquiries.

The following day I meet a new realtor, Nim, and she takes me to see many places. We're buddies from the get go. She has never been to the Shagland complex where Condo 2 haunts me as the best option for me [as it still does]. In the course of our day I feel as though Nim is very honest, forthright and interesting- I'd like to know her as a friend, in fact- and the feeling seems mutual. In fact, it still does even as I write this. But, as I said at the start- I think someone's face is poised for a fall here.

In the interim, I speak with two more realtors and realize they both are selling me Condo 1. I go no further with them. I also proceed for another half day of viewings with Nim and show her my second favorite of all- another apartment complex I found on my own where the apartment Apt. 1 is a bit out of my price range but way groovy, lushly landscaped, and within an easy walk to my place of work. Cool! The only downside is the street is all residential and thus all merchants and restaurants would be a trudge to get to. Nim loves it too, and suggest that she could negotiate their price down even further than the Bt7,000 the apartment manager suggested they would shave off the initial price of Bt 45,000 I was quoted prior to my leaving on my first visit.

Okay, another day and another realtor enters the picture [in the morning]. Her name is Nut and she's got a list for me. On that list is a 1Bed/1 Bath unit in Shagland listed for Bt 28,000/month, call it Condo 3 it is very large, well appointed, moderne and appealing. It is now tied for first place in my mind as is the condo complex itself- I like the locale, the surrounds, the grounds, just everything really, of all the places I've seen.

Afternoon comes and I have an appointment with Nim. We view a few more properties but none rise to the top of my list. I take her and show her my two favorites at Shagland - Condo 2 & Condo 3- and this time I decide I like Condo 3 the most of all- this is the one I'd like most to lease. Nim meets and gets on very well with Som, the Juristic. I suggest that Nim negotiate a price for each with Som. But I also tell Som that I had been to her property that morning and was shown the Condo 3 by Nut. But! I fail to mention the earlier Bt28,000 price quote by Nut to me.

Today: Maybe karma has come to toy with me. Nim calls before lunch to tell me the price for Condo 3 is Bt 30,000 and it appears set. She indicates that it is possible that Som in her position as knowledge insider is keeping it a tad high to gain her own advantage. Later in the day I get a call from Nut who asks me if I'm still interested- I say yes but I need one more day. She then tells me not to worry about the Bt 28,000 price we can for sure get it for less.

So, now I wonder, how best to proceed? Ethically, I've shafted Nut and don't feel right about the implications, though I know I am entirely at fault. As far as Nim goes, I still feel that I would like to pursue a friendship and feel knowing her will be far more valuable to me than the sum of the extra Bt2,000/ month I might pay were I to lease Condo 3.

Right now, I'm of the mind that it might be best to abandon Condo 3 and Nut with it and let Nim negotiate and win a contract on Condo 2or Apt.3.

And now, it's your turn. What's your take on my pickle?

Am sure it a matter of individual preference... Well with Japanese tenants, you have a better chance of getting a better rate if u find the right one. haha..

if the flooring is wooden, farangs tenants are not liked since there is a chance that shoes are worn in the apt n that can damage the flooring..

japs tend to complain less and I can pretend not to understand their english.. but with farangs u have to deal with more...

Have you told the various realtors that you are also looking at properties with other realtors? If so, it would make it easier for you.

Otherwise, I'd suggest to come clean with one of both of them, and see where that takes you - specifically, let Nim know that you looked at the same property with another realtor, and that you were quoted 28,000 -- but that you prefer to go with her as your realtor. Yes, you'd shaft Nut, but if you prefer to maintain a friendship with Nim, it seems the better option - plus, you'd give her face by preferring her over a competitor.

Just my gut feeling.
