It is possible in Europe to get very cheap long term deals in hotels/appartments. I thought it may be worth while to collate some info on this for BKK. I saw from another thread that one of the members got 1 month stay at Gran President INnTopaz Studio for 25000 B. Does anyone know about deals for 1- 3 monts which are good? It may be worth keeping in mind that for LT stay i bit more facilities like DVD, proper fridge, clothes washing facilities etc is useful. Another question is whether certain times of the year is better than others for these stays. The requirement to gilrfriendliness obviously is a must. Can anyone share some info on this.

liftoff, I am currently staying in the Grand President for 25,000 Baht for 1 month. I am sure that if you asked them, they would give you an even cheaper deal if you stayed there for 2 or 3 months. Grand President is very girl-friendly. If you stay in a Topaz room, there is a cool security guard who usually doesn't even wake up when I bring girls back. The rooms have small kitchen, very big fridge, plates, cups, glasses, cutlery, etc., microwave, hot water boiler, TV, Video, Hifi. No DVD player, but you can buy a small portable DVD player from Panthip Plaza for 5300 Baht.

jjj I got the same rate after I quoted your rate to them. They did not offer any further discount unless I stayed mimimum of six months, but I know all things are negotiable once you are there. They did say that with six months they would drop the 10% "tax" but I am sure I will be able to find something bigger and just as nice for around 20,000 once I start looking! How long will you be staying there?

dthomasss Am just staying for a month or so - I am currently due to check out on 8th May, but I don't fly back to the UK until 19th May, so I may extend until then, or maybe try out somewhere else if I can find anywhere similar in Sukhumvit area.... One annoying thing about the GP - they try & make you pay the entire bill several weeks before you actually check-out. Last time I stayed here, they kept calling me in my room to ask me to come to reception & pay the bill! I think they are paranoid you are going to do a runner without paying. Strange really, seeing as how they have my credit card details already.

Try Residence Suan PLu serviced apts - Stayed there before - dont know how they are on guest policy, but they are great apts and they do very good rates.

An agent may not be your best bet. I have tried agents and find them to be an expensive way to hook up with a good set of digs as their charges can be up to 2 months rent. Sometimes they try to charge the punter but otherwise it is the landlord who pays and passes it on in higher rents. In fact I have not found an agent who is either efficient or can understand what my wants and needs are. Mostly they seem to think I am a cash cow with a company allowance and 55,000/mth for a 3/br apartment is my starting point. If you want a condo then asking at reception / security in any of the big blocks will get you a guided tour of the empty units and contact details and prices in most cases. If you want a house then location, location, location. Just wander the back sois and look for phone numbers and signs. I have a large detached Thai house in large gardens, palm trees etc. near upper sukhumvit which I found wandering a back soi in an area I wanted to live in with good transport connections etc. For 30,000 Baht/mth I got a large well furnished quality house where I have lived for some years now and no agents fees. Rent is now 36,000/mth. Of course to get it this low I sent in my Asian GF to reconnoitre and negotiate rough price before I showed my pale face. This is always a good tactic to get Thai price on a house. Another friend has a smaller house with garden round the corner 28,000/mth. At these prices they may not be EURO standard with fully fitted Scandanavian kitchens and German appliances but they are spacious and comfortable older houses. If this all seems a lot of trouble then you can hire an agent to find, negotiate etc. on your behalf. This can also cost you a month's rent but you will save a lot of money on the rental if the right agent is haggling for you. My mate used Asianna Oriental near Emporium to act for him as they are into all sorts of things and well connected in that neighbourhood though travel is their main business. He had a company allowance and is using the left over cash on a weekend away every week as they saved him so much. Happy house hunting!!!!!

BKK Banger, thanks for the info. I got a sense that looking for apts. was easier than houses and that to find the house you needed some kinda agent or scout. I'll try your idea of just wandering. I would try sending one of the ladies I have met recently, but don't want them to get the "nesting" bug! Maybe if I see the place, I'll have them make the inquiry. I know what you mean about 'pale faces' and prices. One other note, I looked a few months back and now it seems that both the market has tightened and prices are starting to go up.

I have not heard that the market has tightened so much. There were 35,000 empty units a few years ago in the condo market in central BKK and even now you will find many empty units in the blocks. The new blocks going up all over town are speculative and are mainly underwritten by the banks who have offloaded reposessed land. You may have noted in your travels how small some of these plots are, single detached house size. The current upsurge in development is not underpinned by real demand. I do not see a sudden influx of wealthy tenants and at the prices being asked (50 to 70,000/m2) there must be few Thai owner/occupiers. The condo market seems destined for another period of over supply and low rents though at the moment everyone seems bullish. Houses are a different matter of course. Thais generally prefer houses but new ones not old ones. Middle class Thais gravitate to gated communities on the outskirts. This leaves older housing stock in central Bangkok of a certain type which was good quality when built, often on reasonable size plots, which Thais either cannot afford or do not want. The owners prefer to rent them out than live in them. So to answer your question, I believe there are still lots of older houses around waiting for a tenant in central BKK and that the market has not hardened in all segments.
