VJ, I just wanted to point out that we should take into consideration the operation costs. Rents in Nana Plaza isn't exactly cheap. I heard it is in the tune of 500,000 B/month.

Anyway, that's okay, since regular customers will be paying normal prices, it doesn't really matter.

We should also have shareholders' meetings...perhaps once a month!

Boss, don't say stuff like that! I'm already a couple of those things and I'm sure you're right that the rest are already on board. This was supposed to be just idle conversation.

A place to call home- that would be exactly the point.

Harem- hmmm? Yes and no. Girls you like who dance is good. Girls who feel happy and safe because there are a few hundred people who generally care about their welfare also good. But there's got to be something leftover for the nonowner punters else the whole thing collapses financially.

If the idea is a private club then Nana Plaza is totally the wrong place for it. Subscribers would have to understand that the main benefits of being in are intangible, not significant profit and not freebies and deep discounts across the board.

If the bar can make emough of a profit to keep the doors open, that's good enough for me.  How much of a ROI would someone need on a US$250 investment? 10% = $25? Nah, I'll roll mine back into the business...just keep the beer and girls coming...or is that cumming?  

Pride in ownership...tax write offs (as an owner/investor I'd have to make a trip to BKK ever 3-4 months just to check on my investment - any accountants on the board?) The annual shareholder meeting would probably make the local fish wrap.  Sounds soooo good!

Ok, so that's four for sure and BK, we'll shout him his share and send him his 10% annual return in a black mini skirt just prior to xmas each year. 496 to go.
BOSS, great obvious thought, usually think of that angle myself, bit slow of late. The tax deductions alone for each member would/could mean a 1000% return on investment each and every year. Price just gone up.
The bar obviously needs to turn a profit and preferably a good one, the expenses are considerable, managment, police annual ball contributions, the idea of members paying a few baht more than cost is not realistic. But upon presentaion of their gold card, they would get the cheapest beer in Nana, say the average is 100b, we can do it for 60, then all the usual non member patrons pay the norm and help turn the profit. A few ideas for the gals would see some of the best babes in the business working there, then all profit should be put into a 'whore' chest for acquisitions of neighbouring bars so we can knock down the walls and expand. And we could sponsor a fire exit, then we would be really popular.

'whore chest', I love it ducks. lol  If all of the board members are spending their time and money in "our" bar then the other establishments are really going to be hurting...we should be able to expand rather quickly I think.

VJ, this thread should run for a very long time.  I've gotta believe that many of the brothers on this board have a secret fantasy to own/run a bar in BKK...and what a sweet dream that is.  There are so many things to consider like personnel selection, costumes, decor, marketing, training (I volunteer), and so much more.

One problem, the name Rosemary Bar doesn't do it for me...I think we need to come up with a new name, any ideas?

you will have another problem with this place. as it is rather tiny and run down, it won't be that attractive compared to the other bigger establishments in the plaza!
plau who is going to run and manage it? may be the retired mr. joe with his experiences. but i for myself would never even dream of owning a gogo in thailand as too much hazzle, having a stake with benefits is fine but running that place? errgh!
BK, rents in the plaza vary a lot but the figure you heard is mor eof a yearly than a monthly number! usually one will have to come up with some inital seed money but the rest of the contract (monthly installments) is rather affordable. as far as i know between thb 10-50K a month. only problem is that you will have to renew your contract every 3-4 years which requires some 1-4 million seed again!

I've got a few in cold storage mostly tied to some theming concepts I've dreamed up while on the rounds (and on the piss, of course!)

One of the names is too good to be true, but it ties together personnel selection, branding, costume and even musical theme to a degree. Yes, there's a song with the barname in it, it's danceable and every farang between 30-60 will remember it. Play it as the signature song three times a night to build brand awareness. And I'm not telling yet. (Plus it is easy for bargirls to say, too)

Personnel is easy, stick to a few principles.
Dancers: Good lookers, fairly paid with management who'll go the extra mile to get customers in for them. Dopers/drunks/psychos/gamblers/runners fired post haste. Slackers warned and retrained.
Dek Servs: Tend to be clueless unless trained properly.. Be attentive but don't hover!
Hello Girls: Dancers on break only, no false advertising.
Cashiers: Stop with the freaking excess coins already!
Mamasans: The make-or-break. No scamming, no selling. Help the customer have fun and spend money. Don't let the staff run the environment. Estrogen bars die!

Costumes? A lot more can be done than has been done. Not such a big deal as long as they meet legal requirements. Even the newest concept gets old in a hurry. Lace miniskirts, the strappy getups in Angel Witch. The girls do more than the clothes. Hide the fat and pad the flat.

A point here that I actually like co-ordinated outfits. I know some guys prefer the freestyle look though but I think they are in the minority. Co-ordinated outfits should mean that there is a consistency in colour and cut but that different styles are made that bring out the best in each dancer.

Marketing I know. Online. Work the free media. Giveaways, promotions, wild rumours, it's all good. Top-shelf CRM both in the club, pre-visit and aftercare.

Decor is mostly overrated. Cascade's waterworld thingy bombed badly. The only reason I remember Angel Witch's little fire thingy is because of how stupid it looked. Just try to make the place feel roomy without looking sterile or dirty. Most of "decor" is really the lighting scheme and furniture, more so in a small bar like Rosemary.

Training- Off site? Heh-heh-heh. Yeah, right. On-site leave it to the mamasan particularly when it involves rookies.

It needs a total reworking. Inside it's a disaster but the outside just needs better signs and a hello crew. The other enemy is inertia as it's obviously a place a lot of people have gotten into the habit of ignoring. A place doesn't need to be full-on swank to take off, just a pleasant workable space.

There's always farang operations managers available. Unemployed isn't the same as untrustworthy. Just don't boost them into a general manager's spot. A hired hand can be incentived (and terminated) more easily than a co-owner or general manager.

Your point about re-upping for key money on a lease renewal is succinct and factual. Makes it hard because if you're on a three year lease and spend the first 12-18 months digging out of the hole from what you spent "rescuing" a failed bar, you've got a very short span of time to bank the next big chunk of cash.

The way around that might be to pre-authorize a secondary offering of shares. Since the investment per head is so small to begin with (relatively at US$250 per block) it's not a big issue if shares get diluted. The point is pride of ownership and fun and bragging rights and fringe benefits rather than a net profit. If the place is going gangbusters the second offering is going to be well received by people who missed the boat the first time and you can incent first-rounders to re-up, too with a second tier of freebies and loss-leaders. A 1 million baht recap is 200 new shares which is not that much.

Damn but this is fun!
