Interesting question. The simplest answer is to where the vacuum is created. It is like this. Landmark and other upscale hotels decide to raze NEP and its surrounds and create a family-friendly shopping mecca. I would suspect given the proximity of Paragon and the Siam Center venues it will probably have to be more on the lines of Times Square in KL instead of another upscale shopping mall. This means that the tenants of this new venue will made up of tailors and other established shopkeepers that currently are on the fringes of the current tourist shopping areas. When they begin vacating their current locations a vacuum is created that will probably be filled by the 'Entertainment Industry' Remember we are not looking for that big of an area, 1/4 to 1/2 block or so. One area that comes to mind is Patpong. This could lead to an upgrading of the bars and nightlife already there particularly if the tourist shopping market shifts over to Sukihumvit. What is that song Harry Chapin used to sing... "All my life is a circle..."
