Quote: from charmonman on 11:10 pm on July 25, 2011 Have you been to Cowboy lately? What you describe has already happened! Modern-day Soi Cowboy is no longer the relaxed place it used to be 10+ (or even 5) years ago.
I see what you mean. Went there on Friday and the place was packed to the gills.

It wasn't just stickman, and he's right more often than wrong. There was the same rumor rumblings on almost every single forum. Personally, I feel those rumors were specifically started by the Indian landowners in order to negotiate a higher lease rate, and the shop owners, of course, caved.

I find it hard to believe that the Thai powers that be will allow a foreign group to own the entire nana master lease for any extended period of time. Perhaps they will have it until they have sunk huge investment into the place and then once thats done they'll be turfed out, penniless for the Thais to wade back in. This is Thailand, doesn't matter how tight the contract is, the numbers I heard for the master lease are just numbers a fool would invest here into the sex industry. I hope i'm wrong and wish the new group big success, but often greed can be your downfall.

... I doubt anything will come of the rumors that Nana will be sold... I offered-up some comments several months ago on the commercial aspect, which remain unchanged, probably even more relevant now than then... http://bkkx.com/cgi-bin/forum/topic.cgi?forum=5&topic=631&start=0 ... separate from the commercial aspect, can you just imagine the political web entangling this property?.. a 30-year legacy of interminably crooked politicians, police and military "partners" (the most corrupt of the corrupt Thais, which is pretty ugly) with a strangle hold on each and every Nana establishment who would all be cut-out were Nana demolished? ... I just don't know how a sale deal could be written by the landlord that would satisfy all of the crooks... I simply cannot imagine the landlord being allowed to sell it. ... I wouldn't be in any rush to get down to NEP before it closes... my bet - Nana Entertainment Plaza will exist for all of eternity... a deal that cannot be unwound.

If the sale price was staggering, as stick tells it, that will only result in rapidly escalating prices for us.

... as I believe, it will not be sold. ... pushed to current market rates, the land re-lease rate would be astronomical based on roughly comparable properties up and down Sukhumvit... but, at those land lease rates, you have to build high-density, high-rise and very high-end developments to support the land cost (whether purchased, or leased). ... while the Nana go-gos are nice little money spinners (based on land values from 30 years ago), they are no way even close to covering current market land values. ... look at what is being developed across from Emporium, what was just developed (Park Ventures Ecoplex) and what is being planned (Central Embassy) at Wireless and Phloen Chit intersection, what was just developed at Asoke and Sukhumvit intersection (Terminal 21)... these land values would be roughly comparable, maybe a bit higher, but within reasonable range... they are all premium, premium developments. ... on bazillion baht land, a THB 12,300 beer to support this same land cost applied to NEP would be commercially far out of the market... and there are plenty of alternative adult entertainment venues are out there to sweep the business as NEP is priced out of the market. ... the dark forces long vested in Nana are probably doing what they always do to sustain their grip on this baby... the landowner probably is expected to live with their intrusion, forcing an exceedingly low land lease rate... if the landlord pushes the land lease rate too hard, the "host" go-gos dies and the corrupt "parasites" with it... I just don't see that happening. ... the other dynamic working against the land sale is that vacating leases is a near Act of Parliament in Thailand, and especially if the vested interests behind those land leases are old school Thai crook. ... the new buyer would have to drive a f***ing stake through their hearts to kill them off... look at what it took to vacate the tenant leases at Suan Lum Night Market... 2-3 years... and that was the Crown Property Bureau (the royal family, as landowner) working with the Central Group (a top 10 Thai family which bookoo commercial muscle, as the new lease holder) to move them out.

From my understanding with the Thai Indian family owner of the land, the land itself was sold to another of the Thai Indian families recently. They also have no interest right now of changing what is there. It is like a bank account paying good interest as land prices go up. If it was to be developed the land would not appreciate as much as just leaving it like it is for another 30 years. If the new lease holders don't seriously put in good fire protection requirements with the current sub-leasees it could become bare land quicker than modern development would level it. It totally amazes me it hasn't burnt to the ground on more than one occasion.

Nice thoughts guys but we've heard this a few times before. The bars and fire precautions etc. The owners of the land still have the land but also the rental/lease money which is a nice little earner for doing nothing. It makes too much money but a scare is good for getting people to dig deeper to keep it going. A bit like the money problems that threatened to shut the USA earlier this year.
