1- Recently heard that Cowboy is on the chopping block and will go the way of Clinton Plaza. Mainly due to the 'soon' to be opened subway station nearby, thus causing property prices to skyrocket in the immediate area. 2- The ol' bill have recently started to close bars along Cowboy at 01.30am or even 01.00am. This is fact but anyone know why? 02.00am was early enough! 3- Does zoning mean that no new bars can be built outside a zoned area or that all existing bars must close.? Keep hearing different explanations. I know it's hard to keep your thumb on what's really happening in LOS but would appreciate any facts.

zoning was talked about a lot already but nothing really decided firm yet. cowboy bars close between 01:00 and 01:50 all depending on how friendly the relevant policeman in charge for each bar is with the respective management . Closing times tend to be slightly earlier than the pong or nep in cowboy, but in exchange you can still see some fully uncovered flesh in many places in cowboy esp. suzy wong! yes property prices will rise with the opening of the underground, but that does not mean that cowboy will be shut. we will see some changes in the bar scene there and some upgrades, that's all. look at the amount of money which is flowing into new bars and upgradings on the street right now (dollhouse, sharks, suzy wong, cactus, and the two new bars under construction -names not known yet-)

There are already skytrain stations in front of Patpong, Nana and Cowboy, and these areas are all still in business, so I wonder that a subway station is going to lead to Cowboy shutting down.

First the disclaimer.. TIT, who knows for sure. I just bought a condo near the Subway station at the Sirikit convention center, so know the area fairly well. Take a look at the buildings that need to be completed. The one at the corner of Asoke and the two "see throughs" not too far away. Also, they are just finishing up the building at the corner of Sukhumvit and soi 23. This is a lot of space that will have to be filled before there will be much more new space planned. I have heard that Asoke Place/Corner will be history fairly soon, but fairly soon seems to be a state of mind and could be years too. It would be a good place for condos or a five star hotel, but with the overabundance of condos that seems unlikely near term. There is one five star planned at Clinton, have heard another on the way at soi 10 (rumour only) and already there are the Sheraton/Westin/Marriott/Landmark and they are all hurting now and this will slow down any further development in the near term. I don't know if the Subway will be utilized as much as BTS. It is going to be more money (so I have heard), but this is one of the only places where you have both at the same corner so I am sure that this will not hurt prices in the area. As far as closing early.. no business is the main reason.. they don't like to stay open when there are no customers so they close. Cowboy is pretty discrete and unless someone can get control of it and the adjacent Asoke Place/Corner it will be tough to put together a plan. I have heard that Cowboy is owned by several people so getting them to all get together could take years too. Thais, esp if Chinese don't sell property unless they can get a very good price. They will hold for the long term. The same type of comments have been made about PP for years .. esp as BTS opened, but it is a big source of tourist dollars and so will be with us for some time to come.
