for a medium sized bar the key money in nana is thb 5,000,000 for 4 year lease plus thb 100,000 - 200,000 for a monthly rent! this is average depending on location and on what level on sublease you are. these are nana figures. cowboy canot tell patpong2 a little cheaper, patpong 1 nothing availbale!

I don't know. I did some math based on those figures and sounds like it may be tough. 7 days per week, having to meet that nut. Not exactly a gold mine. But I'm sure they do ok.

these numbers are for gogo bars. i am not sure wether you were refering to beer bars or such. in these cases prices are a lot cheaper!
most of the smaller bars can hardly make money on these rates and are struggling. especially when they do have subleases! so there will be further concentration going on in cowboy and nana!
concerning the owners of these places. pack i think as a thai you should be aware of the pong family in patpong and these indians owning nana and landmark hotel!

That math is easy to do. What is left out is:
1. Other overhead
2. Decoration and equipment -- the places come gutted normally and must be rebuilt totally.
3. Payroll -- even if the BGs don't get salaries there are still managers, mamasans, bartenders, cashiers.
4. Losses due to pilferage by bartenders and cashiers. There are systems to minimize this problem but it is still nonzero.
5. Insurance, you'd be crazy not to have it.
6. Legal and accounting.
7. Remember: NO FARANG can legally own or work in ANY bar in Thailand, that means no work permit for you, and always the potential or reality of harassment by the Labor Ministry.
8. ALSO remember that ANY Thai employee that you terminate even for cause (such as theft, cup stuffing, etc.) WILL set you up for the Labor or other cops. It's a given.
I would argue that the aggregate of the above wipes out any profitibility, and therefore the bar business is a waste of time and energy as well as money.
The "serious business" bars are in another business entirely, and the bars are just blue smoke and mirrors (often literally). This is ABSOLUTELY true at Patpong, and PROBABLY true at Nana and Cowboy, the difference being that I know what goes on at the Pong and who the players are. At Nana and Cowboy I am not privy to just how the game is wired. But I am sure that it is.

sure every farangs dream owning a beer bar or gogo bar in thailand but the more you think about it - hopefully you still can think clear and aren't blinded by the idea, you soon come to realise that it is a business in which you can make a small fortune when you started with a big one!
