As I cannot provide links to any news reports at this stage, you can consider this a rumour, but one that is true !! A Central Department Store is being built after Washington Square is leveled, and opposite it/Emporium Harrods are opening up a flagship store. Just what we needed, more shopping centers. Watch shares in Paragon fall through the floor as the pretentious mob head for Harrods.

... this is a subject about which I know a bit... I used to develop regional shopping malls. ... with Terminal 21, the Son of Emporium and the rumored Central Washington Square will significantly pull the centroid of shopping off of Siam Square and up to mid-Sukhumvit... Paragon is already being affected by Terminal 21, which is going right at young shoppers aged 15-25, and doing it far, far better than Paragon, Discovery. ... as I understand, the Washington Square leases expired at end of 2010, but tenant rights made difficult moving them out and redeveloping the property... problems with the family fighting over what to do with the property have apparently been solved, and Central is apparently the inheritor of the land lease. ... I really can't see obvious voids in the urban retail market, and especially at the luxury end an Emporium Harrod's targets... look at Gaysorn Plaza,which is already a loser mall for Thailand's very small luxury shopping segment (walk through it, and you see very few shopping bags)... and the Central Embassy, planned for Ploenchit BTS Station, which is forced to go high-end because they overpaid for the land... Emporium Harrod's, Gaysorn, and Central Embassy will be cannabalizing each other. ... should be interesting to see what brilliant retail programming strategy Central comes up with for Washington Square... whatever they do will be cannabalizing someone... maybe even themselves. ... what a mess the Thai retail families are creating for themselves... the Chirativats (Central Group), the Sophanponichs (Emporium/City Realty), and the Sivakorns (Gaysorn Group)... they are all retail inbreds, and the next generation is not exactly the brightest in the room, and too full of themselves and their family names to realize it. ... more retail, and luxury retail at that... just for what we've all been screaming.

You can not blame them magnum... they are using the American model of mall development. There are so many 'has-been' shopping malls around the US it is amazing that new ones keep being built. In Singapore the shortage of land to develop solves the problem... instead of building a new mall they re-purpose an old one...

Alert for oldtimers and nostalgia buffs... Silver Dollar will also be gone at the close of business Saturday night (Jan 28). There will be an informal wake and roustabout all day/night Sat, for those who want to bid farewell. It's getting damn quiet in Washington Square... it's all over but the shouting, and then we get to enjoy another massive construction site grinding away 24/7 for 3 years, despite the fact that there are large residences in the area full of ordinary folks trying to sleep. I suspect there is not a single member of this forum who will welcome another hiso shopping mall in this quarter of Sukhumvit. Most of us will be mourning the demise of the old Bangkok character that charmed us into staying here in the first place... TIT and RIP **Note to BK: How about an adhoc roundtable Sat at the Dollar?

It is all about the rich tourists from the Middle East and China and the Benjamens they provide of course. If you think about it, the government makes much more money off a HiSo shopping center than a group of punter bars...
