Good morning guys,

atl - Sorry about your back. I think generally our mattresses are a medium type by which I mean neither firm nor soft but somewhere in the middle but closer to firm. You undoubtedly need a very firm mattress for your back so I understand what you have said. Whilst I do not have this in my budget right now I will look at providing a firm/hard mattress in a selection of rooms which will suit those with back problems - hopefully including you.

retiredintahoe -Thank you for your remarks. Let me address them the best I can in the order you wrote them:

1. You are correct I cannot move the hotel closer to the beginning of the soi. I have been lucky so far I guess and always found a tuk-tuk or taxi withinin only a couple of minutes. We do not have our own tuk-tuk but I can assure you this is firmly on the agenda for next year. In the meantime I am working on getting half a dozen tuk-tuk operators numbers who will come to the hotel when we want them.

2. I will be making the second floor non-smoking so if you are not a smoker you will hopefully get one of these rooms. I managed a hotel in Pattaya with two additional floors and no lift and found over a five year period less than ten percent of customers complained about the walk - the stairs were steeper too. Sure some would not have even bothered visting the hotel but our average occupancy was over eighty percent.

I am hoping to have someone available during the day to carry guests luggage to their rooms.

I am almost sixty years of age and although not much overweight I am certainly not fit. My room is on the top floor and I do not find the walk a problem although appreciate that some people will.

There are no plans to put in a lift but if people specifically ask for a lower floor room then I will do everything possible to accommodate them.

3. The TOXIC noise drove me mad when I walked through the doors. The 'Bass' was always at full throttle and all you ever heard was that - this of course reverberates and causes problems above. The Bass has been considerably reduced and this has already made a significant difference to the guest rooms - and my own sanity!

Toxic closes at 02:00, not three of four or later, from now on. the past, as they say, is the past.

I hope the above explains the present situation if not resolving any of the issues - they were toughies!

I want to do many things to improve the overall experience but please do not expect me to change it in a week, a month or, in some regards, a year. Believe me though I WILL CHANGE IT and that applies equally to the hotel and bar.

Your support is welcomed and thank you for all the other advice and information provided by posters.

Kevin for continental Europeans the second floor is the one above the first floor,but which for the British is the ground floor.Can I assume you are being true to your English origins,and that the soon to be nonsmoking floor at Town Lodge is 2 floors above the ground floor?

If you have forsaken your English heritage and the second floor is really(if you are British) the first floor then I would beg you to reconsider your decision to make that floor the nonsmoking floor.Not to do so would require the terminally unfit smoker to climb the stairs to the higher floors.You would not want to be constantly dragged from your bed at all hours to administer oxygen to emphysematous smokers.

If you were to confine smokers to the second floor(really the first) they would deservedly have to put up with whatever noise reached them from Toxic.Who knows that might encourage them to give up what is universally acknowledged to be a most unhealthy habit,and in a short time you could designate all of Town Lodge reserved for nonsmokers.

Just a thought.

Valetta - worthy comments and, as a smoker myself, I had considered this but perhaps not deeply enough in the maelstrom that is presently my brain.

I TRY to work in the way they do here as regards floor levels but several times end up getting confused and inadvertently reverting to the English Ground, First, Second etc. Here I was doing it the non-English way and did mean the second floor in non-English terms or first floor if one is English. There you are - clear as mud!

CalEden. I have heard a few comments about this but it is (a) not something I have been troubled with personally - I am staying in the hotel and (b) not something mentioned by any of the guests I have spoken to.

I feel that the problem is mainly when people open the room windows and then made considerably worse if they then leave them open for long periods. If you do that then you are inviting the little ******* in.

I am preparing a Room Guide for all rooms and will mention in that it is sensible NOT to open the windows - none of the 5 star hotels I have stayed at in BKK have windows that open, presumably for this reason.

However, if there are mosquitos in the room then we have spray available and simply asking the receptionist will get any issues of this nature resolved.

You're going to have a lot of challenges ahead of you. First of all, it's the location. I hate it, especially when it rains. For the lazy person, like me, this would be the last choice. And speaking of choices, from the time Town Lodge started till now, there have been an explosive growth of hotels in Sukhumvit area. There are more than 150 hotels in this area alone, some with very convenient locations and better facilities. So, you can see... you're going to need a great marketing plan to fill up those rooms.

bkkz. I note your comments but fortunately for me I am rather more positive about the hotel and its location.

Whilst it is true it is not a great place to be when the heavy rains come I am not too sure exactly where is!

As concerns the location in the soi that cuts both ways. Yes it is around an eight minute walk to join Sukhumvit but I have two comments here. The first is that this is also a U.S.P in that where we are ensures peace and quiet especially at night when people want to sleep. There is no traffic noise, no late night bars and revellers and no bl**dy people blowing whistles in car parks from seven in the morning.

The second half of the argument is that whilst the walk may not be for everyone there are many who have absolutely no problem with it whatsoever. These people actually give the location as their primary reason for choosing the hotel. If you stay on, say, the twentieth floor of a big hotel you can take well over five minutes to get a lift, go down to the ground floor, cross the foyer and walk two hundred meters to the front of the hotel.

Other hotels in the area are also no problem to me, in fact I welcome them. They present a challenge and that (should) keep us and everyone else on their toes. Nothing wrong with competition in my book.

I think you have valid arguments but they are YOUR arguments and not everyone's. That too is fine, we all have different views and thank goodness for that. TL may not be the place for you to stay and nobody can ever please everyone. However, I do hope that you will give the Toxic Club a try now with our earlier opening and cheaper prices coming into effect from this Friday - 5th October, 2012.

Keep the comments coming guys - I will respond regularly as you can see. We will not always agree, I am no sycophant and if I think you are wrong I will say so - it will never mean you ARE wrong just that this dumbass thinks you are!!
