Not that im bothered but I thought this is an interesting topic Stickman seems to think NP is for the chop he has been on about this for years now though.


'All eyes are on Nana Plaza as what was for more than a decade Bangkok's hottest farang gogo bar area may not be of this world much longer. An offer has been made to the owners of the land on which Nana Plaza sits by another Indian Thai group, for a whopping 756 million baht. In real money that is the nice round, much easier to get-your-head-around figure of $US 25 million! The land on which Nana Plaza sits, and the surrounding area makes up a lot of approximately 3,400 square metres. This, I am reliably informed, could accommodate a condo development of some 30,000-square metres. This group is not to be confused with Nana Castle, the current leaseholder which sublets to the bars. This offer is payable in cash within 90 days of acceptance. If Nana Castle trumps this offer and the plaza was to remain in its current format, one imagines the key money and rent would shoot up. Whether Nana Plaza as we know it could survive, who knows? It would probably require a complete makeover and move upmarket with flasher venues and higher prices to pay what would we expect to be higher rent. Is the future of Nana Plaza an entertainment area run by real businessman offering the sort of quality that few bars in the plaza currently deliver? One thing's for sure, if Nana Castle is unable to keep the lease, Soi Cowboy is going to be the big winner. The land owners don't appear to be interested in releasing, but rather selling the land. I have said it before, and I will say it again - the land on which Nana Plaza sits is much too valuable for a bunch of gogo bars, some of which generate bugger all revenue. My prediction? In 18 months Nana Plaza will be history and the soi 4 we have come to know will change forever.'

One would think if they sell and another hotel goes up what's the attraction that NEP Pulls in that area?

I would knock down the existing shit holes re build a bigger & better complex and reap the benefits for another 10 years before the rules CHANGE.

... at THB 756m on 3,400m2, that is THB 890,000/wah2... putting it into perspective, Central Group reportedly paid THB 1.2m/wah2 for prime-prime British Embassy land located on Embassy Row (at the intersection of Wireless and Ploenchit) in about 2008.

... Central admits they will own that land for a long, long time before they get their money back... they are forced to build very high density (as in 30+ stories) and super premium pricing (into a market with limited demand at the premium pricing).

... Sansiri recently paid THB 1.2m+/wah2 for land on Wireless Road, upon which they too are forced to develop a highrise condominium tower that will (try to) sell at THB 300,000/m2.

... the THB 890,000/wah2 is not far off those marks... the rents on the existing Nana bars could not come remotely close to supporting that kind of land price.

... it would change the whole neighborhood, where land and building prices up and down Soi 4 are constrained because Nana dominates the gateway... imagine Soi Nana as Soi Thonglor, or Soi Langsuan 5-6 years after Nana's demise... the value of the Nana Hotel combined with the Shell station between it and Sukhumvit would soar.

... if it happens, expect Nana Entertainment Plaza to be razed and highrise development to replace the place.

For the last 15 years there have been so many rumors. One of them was that The Landmark couldn't stand the seedy mass downstairs.

With the new area on the ground floor it's hopeful for the entrepreneurs that NP doesn't get demolished soon.

Also Soi Cowboy had it's rumors for quite some time. One of them was that the right hand side (from Asoke side) was to be demolished to make way for the Interchange Building next door. We all know it's still standing

The soi cowboy area will improve and the discos and bars have a better variety of girls that "cut to the chase"

I largely prefer Cowboy over NEP. I like the relatively relaxed, less touristy atmosphere it provides. Cowboy might be the financial "winner" if this situation comes true, but I think it would suck to have the masses bombard the place.

... NEP is on a single piece of leased land... as I understand, Cowboy is all freehold (maybe someone can confirm that).

... sweeping NEP away at land lease termination will be relatively easy, with the usual complications of dealing with resistant lessees mentioned above (bars with police partners)... terminating long leases in Thailand is not as simple as in countries where written agreements are honored and there is a non-corrupt judiciary to enforce them (Suan Lum Night Market, Washington Square, Klongtoey Market, etc.).

... but, redeveloping Cowboy will probably never happen... even when negotiating with only 3, or 4 separate landowners to buy and assemble a large piece of land, one will always hold out to extort a higher price... never fails... amongst this group?.. getting the 60-75 bar owners to all agree to sell is a mid-field shot at best... not going to happen.

... (although, maybe the idiot Iranian plans on buying them up one at a time... he sure won't succeed in HIS lifetime).

... if Cowboy bars are freehold, as I understand, they will be here until the Thai laws against prostitution are enforced... that is, when Thais are no longer immoral and corrupt... umm, that will be somewhere in the rough range of eternity.

Yes the Cowboy bars are all freehold properties owned by different Thai Chinese owners who have owned them for generations.

There is only one bar on Cowboy that owns its own building - all the others are leased from the original owners. I agree therefore that anything happening to Cowboy in terms of development, is unlikely.

As someone mentioned, the Nana rumours (particularly related to the Landmark Hotel) have been doing the rounds for years, but this round of rumours appear to be taken far more seriously by current bar owners because it is the head lease that is in question.

Should it close, it will change the face of Cowboy dramatically for the worse in my opinion. Already for the past 2 years or so, it has become a tourist attraction amongst mainstream tourists who wish to see the "seedy" side of Bangkok life. Cowboy has lost most of its character that was so attractive ten years ago IMHO.

Life must always progress I suppose!
