It is exactly across the restaurant Kuppa. About 50 meters towards Sukhumvit is a family mart. The walking time to the Sukhumvit was 6-7 minutes for me (I do not walk neither fast nor slow). Foodland is half way towards Sukhumvit. Somehow the walk seemed less distance than from Town Lodge to Sukhumvit.... or perhaps it was just less boring as there is more traffic.
I had booked their intermediate room, the one slightly larger and with bathtub and separate shower. When they gave me my room, it was facing the street and on the second floor; worried that there could be noise from the street in the morning, I asked if they had one in another floor... they went to check and said no, all the rooms of that category were taken for that day, but they could change me the next day... I said "nevermind, I will take it, I will be too lazy to change rooms tomorrow just for a couple of days". The guy then must have seen my face and asked me to wait for a moment. He went down, and then came back with another key, took me to another floor and gave their larger suite facing the back. I could stay in the one bedroom suite at no extra cost. Now, that made me happy.
I have decent size bedroom, with a large bathroom. There is a separate living room, with a kitchen, large fridge (well stocked with drinks - but only beer and wine coolers for alcohol) dining table (small just like the picture in the website), and a sofa facing a TV with DVD player. I am happy with the room.
I am connected to the Internet using a network cable. Somehow I get a bad signal in my room for the wireless, thus I use the cable. Yes, Internet is free.
Breakfast is offered until noon, but delivered to the room (which I prefer). My guess is that the restaurant (if there is one) is not ready yet. There is a printed menu in the room; I am more than happy with the selection offered.
If the room is all you care, this would definitely be a place to stay. Those that want a hotel with social areas, should go elsewhere. I see no activity at all of any kind in the common areas.... what common areas? There are none.
Staff are very pleasant. They come across a bit amateurish with so much desire to please. My guess is that there is some sub-Indian continent connection by the looks of a couple of people in the reception, and the number of Indian-style TV channels.
Pluses: price (all taxes and everything included I am paying THB 1,850), large room, big-bed, large bathroom with large bathtub (big enough for a large farang with small Thai girl), very quiet, free internet, breakfast delivered to the room, large fridge where you can put all your groceries (if you are the kind who likes to buy your own), decent sized closet, safe-deposit.
Neutral: Location. I am neutral to the location. I think I like a it a bit less than location of the Grottino. But I like it a bit more than the location of the Town Lodge.
Minuses: bath towels are small for what would be expected of a boutique hotel, bathtub takes a long time to fill, toilet paper holder is located in places that makes reaching it awkward.
Summary, a very good selection. But still undecided as to if I would make this my first choice. I still need to check Citadines and Darjeeling.
I will post again as I experience it more.

Good report. Thank you. But, a question.
You say "large room, big-bed, large bathroom with large bathtub (big enough for a large farang with small Thai girl) " for 1850bt. Is this the upgraded room or the room that we would normally get for 1850bt? If upgraded, what would the cost of that room be?
I assume that "safe-deposit" = "room safe". Correct?
Once again, thanks for the info. Thai wife and I will be looking for an alternative to the Swiss Park the next time we come for a couple of days. Right now we are at the Jasmine.

RetiredInT, yes, what I said may sound confusing. I paid THB 1,850 but for the intermediate room, which is also large. I got the upgrade to the suite with the separate living room without extra charge.
Yes, LOL.... safe-deposit=room-safe.
I think I am going to give it a try at another place in the next few days... how much are you paying at Jasmine now?

We have a 58sqm 1-bedroom suite with kitchen at the Jasmine. We are paying about 2,000bt/night, but we rented it for the month of October. This includes free Internet, which we negotiated (otherwise it is about 2,600bt/month).
Views of Soi Cowboy (Shark and Baccara), Exchange Tower and the new Interchange Hotel. Funny thing was, last night Thai girl was watching a soap opera, and the indoor scene was shot inside the Jasmine - it could have been our room since the views were identical. She was excited that maybe a movie star had been in our room...
I recommend trying the Darjeeling Soi 18. We looked at it a couple of days ago and it was nice. We can see it (green facade) from our room as well. Easy access to Cowboy via the walking bridge at Soi 18 - faster than the Exchange Tower one.

I decided to walk over to this place to see what the location and rooms were like. My first problem was not doing enough research. I walked back and forth across Ratchadaphisek looking for Soi 16. Wasted a good 15 minutes trying to figure it out. Turns out the entrance to Soi 16 is actually off of Ratchadaphisek Rd on the Exchange Tower side.
The walk down Soi 16 wasn't as dead as I thought it would be. Lots of people walking in and out and lots of cars pass through. You have that Long Table restaurant, a few coffee shops and a few other restaurants. I gave up looking for the hotel after walking down the street for what seemed to be an eternity. Then on the way back, I spotted the hotel between some buildings. Somewhat non-descript. I walked in and there was no one at the front desk. I saw a lot of construction in the lobby area and one person came out of the elevator. I tried to call the hotel from the inkjet printed business card at the front desk and the line was busy.
Weeks earlier, I e-mailed about the rate and was quoted a higher price than the weekly rate that was posted on the website. I asked why the discreptancy and they never got back to me.
It's a good long walk down the Soi and the location isn't all that great. I'm not impressed and won't be staying here...
