I checked it out the other day and the phones aren't installed in the rooms yet, and the LAN may or may not have been working correctly.
The rooms are great though. Not huge, but well thought out and they feel cozy but not claustrophia-inducing. Plenty of light during the day, at least on the side that faces the small alley, but with sliding wooden panels in lieu of curtains so you can sleep until noon in total darkness.
The guy running it, Daniel, strikes me as a really nice sort and he'll go out of his way to help you or answer questions, etc.
The rooms are all new so they don't have that worn-out feeling. Definitely worth checking out.

what I understood that LAN was working only on computers with XP (??). but what the fcuk I know, I am the local tech idiot. but it is going to be fixed this week.
a pool was in the planning, but is not possible due to the weight on top of the building.
in house room safes have.
in house telephones are not in the planning, but they will provide you with a local mobile phone (12call prepaid) during your stay. you will have to pay just for your usage.

Combine that with all the downward thrusting that will soon be happening, and it's easy to see why that would put a strain on the building's foundations.

Question for RTB, Tricyclops and others who have stayed at Grottino:
I just spoke to a friend who owns a condo on Soi 19 and he tells me
construction right next to the Grottino goes on even at night. How is that
affecting the Grottino?

I was there the last week in April and never even noticed any construction noise, but hey I did have a thai silk skinned scarf round my neck, so maybe her "thois blocked out the noise".
Yes I know it is spelled wrong but if rhymes dont it!!!
They do have quite thick wooden shutters to shut out the light almost 100% (great if you want to have a lie in) so maybe that also shut out the noise. But I never noticed any construction.
