By the way, the 1700 baht does not include VAT even though the website says so. It got added to my bill after I left. Majestic Suites is just as good for 550 baht less and you get breakfast also.

Negatives included:
1. Hot water ran out after five or ten minutes. We had three different rooms and they all ran out of hot water.
2. Key had to be rekeyed twice during my stay of one week. If you come in late, there is no one around to rekey your key until six in the morning since this is a botique hotel and there is no front desk (just a security guard).
3. Broadband didn't always work and telephone system is not capable of transferring calls to individual rooms. Also the messages I got were usually not delivered until the next day.
4. They lost one of my friend's reservations and wouldn't give him a room even though he showed them a printed email reservation.
5. There is construction on one side of the hotel and when I moved to the other side, there was constant noise from the delivery trucks starting at 7am.
6. Also staff didn't speak much english, so if manager isn't around, can't get even minor problems resolved. Being a botique hotel, they don't even have a front desk.

I had read about these issues on the forum before but didn't think all of them would happen to me and the other people that stayed at the hotel the same time with me.

Positives were:
1. Close to Soi Cowboy but need to take a taxi to nana or a long walk.
2. Rooms were above average for BKK.

All the negatives have made me make up my mind about staying there next time. I definitely liked the rooms but too much of a rinky dink operation.

Ya, it's because of the miniscule water heaters. Every room I've had there (over 6 stays) does the same thing.

My keys stopped working at least 3 times as well.

Have had the same experience at least 3 times as well. Twice I showed up and my reservation wasn't there (after email confirmations), and another time the reservation for my friend was missing. Daniel gave me rooms each time without question, but it was a bit disconcerting to say the least. Not sure what would have happened if I'd arrived after he'd left for the night. Good thing that he usually stays so late.

The positives outweigh the negatives for me as well. I just wish Daniel would switch to a real database system instead of working off off of a spreadsheet, clipboard & pencil. He also might want to look into using cheaper keys, and tossing them after a few uses like most major hotels (outside of Thailand) do. Then they won't get de-magnetized so easily. The hotel water issue isn't such an easy fix though. Would be a sizeable investment to convert to flow-thru heaters.

It's funny though, if it wasn't Thailand I wouldn't put up with the quirks. But nothing is perfect, and the hotel staff, atmosphere & location more than offset the problems (for me).

Magnetic Room Key cards can be zapped if they are near a cell phone. Do not put a keycard in a pocket with a cell phone.

The diagram on how to use these keys wears off long before the magnetic stripe

I just checked out of the S/W. The rate was 1700bt and did include the VAT. Or to say differently the VAT was not on top of the 1700bt room rate. I made sure and checked out the total cost.

Also they messed up and charged me 12 nights instead of for 13 nights.

Had same problems with key card. And same issue with hot water. Love the location but times are changing and will have me some where else next time.

I really think that the last few posters who are being unreasonable with their criticisms have never stayed at the hotel and its all Total Crap. "Everyone" else has had no problems.....

Actually, I did bring it to their attention that they only charged me for 12 nights instead of 13 and reminded them of the phone charges too.

But refused to pay for drinks they said I used out of the frig for I was innocent on that count.

And YES, I have stayed here 5 times for well over 45 total days.

Just checked in to the Grottino last night.

Daniel was here & everything went as smooth as Swiss clockwork. He rermembered me from our email dialog. Had the reservation. Room was ready, even-numbered room that I'd requested because I'd read they are a bit larger.

Room is very nice, as website photo.

No problem so far with hot water at all. TGF gave me a shower then I gave her a shower. It was still hot. And no, we weren't rushing anything. Didn't have a stopwatch on it, but I think as long as you don't like real long showers, you'll be O.K.

Bed is firm. That's how I like it.

'Net connection working well & reasonably fast.

A/C good.

After only 1 night, I'm real happy with this place.

Yes but I'll bet that the Damn TV is on the left hand side of the room.

To me that's unacceptable!
