Who are you putting in charge of the operation? If you weren't happy with the workers work ethic last time do you think your new boss will be able to motivate them?

well,

I can just say after seeing a thai actor friend loose his butt on a restaurant in BKK in 2005...

and another Danish friend do the same (RTB, and BK met both) they didnt meet with much success.

My idea on a restaurant in Thailand is this:

buy a place that you can live in...hopefully in a cool place like Ko Chang or something like that, and dont expect to make serious money but expect to pay for your lifestyle.

If you can do that and have income from home country then its all good...

thats what I hope to have when I open my place there...probably not Bangkok and 100% not Pattaya...even though that would be cool..

It boils down to one thing, I know as a former restaurant owner, drinks...you make most of the money on them and it isnt very lucrative in Thailand......

Tezza,, I could write for page after page,, but summary is,, my Thai side of the family and from what I've seen 99% of Isaan people are brain dead, lazy money sucking parasites.
I've given up on the idea of ever getting any return on the 14 rai and or any of my money sent toward it's developement,,,,,, luckily it's value has risen substantially ( not luck actually,, just used the old position/position/position criteria when purchasing.

The 25 rai are far enough away from my blood-sucking in-laws so it would be way to inconvenient for them to get involved. I'll be advertising for a manager,, I assure you he / or she will be Thai or Thai/Chinese NOT Isaan. He will direct and control the labourers, follow the plan, be accountable, be responsive to problems, be able to plan ahead, be able to tie his own shoe-laces and generally be NON Isaan.
AHH perhaps I am being harsh,,, I have not known people from all parts of isaan,,,, just one large town but I can assure you those people are dead set loosers.
In that home-town I have met only 3 families that I coinsider reasonably successfull, not SUPER rich, but have succeded,,, not one of those families had it's leader born in Isaan. And what's more that success will be lost,, yep their children born in home-town and and are basically brain-dead.
It's almost like this town has poison daffy duck water.

Down the track, I figure the 14 rai can be sold off as part of my retirement plan and the 25 rai can be worked under good = non Isaan management.

Quite a drop in asking price.

I'm with atl on this one - Restaurants have a very high failure rate, though if you have a great plan, a valid business plan, and are able to execute well, then you will be successful, every time.

The better solution, I believe, really does combine what atl suggested, which is living in the place where you work -- though I would go one step further, and suggest skip leasing or renting the property, but instead buy the building, then live in it and set up shop in it. Better, buy the adjacent buildings as well, and rent them out - you generate more or less assured income, and you have a business and a place to stay that you aren't getting kicked out of...

Takes more money, maybe, but you buy security with it.

Wife and I are thinking of opening a Thai restaurant near our home. Thai is very popular and there is not a decent Thai restaurant within an hour of our house. I like the name Tamarind...think I'll take that! In Chattanooga, TN there is a place called Thai Smile. That's kind of nice as well.

After being in the restaurant biz for 5 years (at 50/50 success) if I ever do another one and its a thai restaurant it will be called:
"Mai Pen Lai"

of course everyone will ask what it means..

but it extends the atmosphere I hope to emmulate...
