A lot of it will depend on what kind of internal 'finishings' you want... euro style kitchen? Bathroom? air conditioning etc throughout. I've heard of several projects where such houses have been built for 600-800k, possibly going up to a million. Either way, it's pretty good value. One of the warnings I've heard time and time again is the importance of having someone responsible on hand to make sure that you are getting what you want and to keep the builders honest. I've heard horror stories of people sending money over, and it getting swallowed up in beer and whiskey, while the work never happens. I guess, though, that if this is for the family, then they will make sure it all comes out right. Either way, good luck. By the way, there is another web forum for expats in Thailand with a huge wealth of information on this subject, including several photo diaries of guys building their own places in Thailand. A TG I knew built 3 houses a little out of CM out of her earning in a upmarket MP, one for her Mum, one for herself & another to rent out. I have only seen photos and it was about 3 years back but they were a little better than typical Thai upcountry houses. Her out lay was close enough to 1.5M Baht. So.5M Baht is probably a realistic price.

girl I know has a decent house between Khon Kaen and Kalasin. Its cement first floor, wood on the 2nd, tiled throughout on first, nice wood staircase, sliding door, cement surfaces have been plastered smooth. Built on family land behind the original small wooden family house so the land was there. She told me it cost about 700K.

My own practical experience is 5000 Baths / mē for a house with a very good construction, thick walls, but low cost finish (standard ceramics etc). From that, it is easy to calculate any finish. For example, mai makam wood floor is 1200-1800 Baths per mē. Marble is 3000-4000 Baths / mē.
