Report from The Nation dated Wednesday 3 May 2006 :- 16-screens Cineplex opens at Siam Paragon ============================================= Major Cineplex Group Plc plans to invest Bt2 billion to open another 240 theatre screens over the next five to six years. Chairman Vicha Poolvaraluck said the group was committed to opening between 30 and 40 screens at selective locations throughout the Kingdom every year. The cost per screen would be between Bt10 million and Bt12 million for those located in Bangkok, and Bt5 million to Bt7 million upcountry. "We would like to have a total of 500 theatre screens in prime locations throughout the Kingdom over the next five to six years, up from 260 screens in 32 locations currently," said Vicha, adding that Major Cineplex has a 70-per-cent market share in the local cinema industry in terms of screens. Major yesterday officially opened the Paragon Cineplex, the group's latest flagship theatre complex in the heart of Bangkok. On the fifth floor of the Siam Paragon shopping complex, the 20,000-square metre complex has cost Bt1 billion and consists of 16 cinemas with a total of 5,000 seats, 38 bowling lanes, and 13 karaoke rooms. The luxurious theatre complex is expected to attract more than three million viewers per annum and to reach break-even point in four to five years. The highlight of the Paragon Cineplex is the Siampavalai, with 1,200 seats and a Grand Hall Lobby created for world-class gala premieres and events. Other theatre magnets include Nokia Ultra Screens and the Enigma, created to serve members-only customers. Vicha said that the opening of the Paragon Cineplex would contribute tremendous growth to the group this year.

Report from The Nation dated Thursday 6 July 2006 :- Siam Paragon aims to be Southeast Asia's top MICE venue ============================================ Siam Paragon Development Co Ltd last month set up a subsidiary to promote Siam Paragon's 12,000-square-metre exhibition and convention centre as a prime destination, both locally and beyond. Royal Paragon Enterprise Co Ltd would spearhead efforts to tap the growing demand for venues for exhibitions and conventions, as well as for corporate meetings and incentive activities, Jitakorn Duangngam, director of operations for the new firm, said yesterday. The Bt400-million Royal Paragon Hall on the fifth floor of the Siam Paragon mega-shopping mall in downtown Bangkok will be championed as the ultimate venue in Southeast Asia for all kinds of world-class events. The facility will play a major role in supporting the government's policy of positioning Thailand as a MICE (meeting, incentive, convention and exhibition) destination to compete with Hong Kong and Singapore. Charnchai Charuvastr, chairman of Siam Paragon Development, the developer and manager of the giant complex, said Royal Paragon Hall would be a great alternative for companies or event organisers that demand an in-town location with other attractions such as shopping and entertainment. "The MICE industry is a significant catalyst for economic growth since it acts as a negotiation centre for manufacturers, purchasers and other parties and will accelerate the business process," he said. MICE also gives a big boost to domestic tourism, with MICE participants splurging Bt10,000 per head per day compared to only Bt3,700 for leisure visitors. MICE has taken off over the past years. From revenues of Bt330 billion in 2004, and more than Bt400 billion in 2005, the MICE market is expected to be worth more than Bt500 billion this year. MICE is accounting for more arrivals, which have increased gradually from 500,000 in 2004 to more than 780,000 this year, as projected by the Thailand Convention and Exhibition Bureau. Arun Theng, general manager of Royal Paragon Enterprise, said Royal Paragon Hall was running 85- to 90-per-cent booked, with all weekends fully taken. "We expect the hall to host 100 to 150 events annually with 500 to 5,000 participants each time," he said. Following its soft launch in February, the hall was expected to generate revenues of Bt85 million-Bt100 million this year, rising by 15 per cent next year.

Local property consulting firm Agency for Real Estate Affairs Co Ltd (AREA) Tuesday revealed that areas along the Skytrain route and Sukhumvit Road had encouraged many property developers to develop projects there. This had helped bring land prices up. The firm said land prices in the Siam Square area had jumped 16 per cent to Bt640,000 per square wah (four square metres) this year, which tops the Bt630,000 per square wah being asked for land in the Yaowarat area. The company, which operates The Mall department stores and The Emporium and Siam Paragon shopping complexes, has enjoyed double-digit growth for many years, on one occasion surpassing 30 per cent, according to the group's chief merchandising officer for women's fashion goods, Malinee Subboriboon. This year's revenue growth is still expected to be well into the double digits at 25 per cent, ringing up sales of Bt35 billion, but the crunch is expected next year. She said yesterday that the company had noticed a decrease in the number of customers' purchases per visit and also a decrease in overall buying frequency. However, good spending by foreigner shoppers saves the company from a big impact to its performance. Foreigners represent 40 per cent of the group's overall shoppers in its downtown branches and 85 per cent of all shoppers in its suburban branches. Nevertheless, to stimulate local custom, the company has increased the frequency of its promotional campaigns to one every month.

At 46, Chadatip, the youngest of the trio, is CEO of Siam Paragon Co, owner of Bangkok's largest shopping complex, as well as managing director of Siam Piwat Co, owner of Siam Centre and Siam Discovery. Siam Paragon, which will celebrate its first anniversary next month, represents an investment of Bt15 billion with prime land of 500,000 square metres, while the adjacent Siam Discovery and Siam Centre cover another 300,000 square metres of prime real estate in the heart of Bangkok. Altogether, they form one of Asia's largest integrated shopping complexes with daily visitors said to have topped 300,000. The sprawling Siam Paragon alone is said to have attracted nearly 200,000 visitors per day since its opening last December. Siam Paragon, which she says is comparable to Singapore's Suntech City, Hong Kong's Pacific Place, London's Harrod's or New York's Saks on Fifth Avenue, is positioned as a world-class shopping paradise with foreign visitors accounting for 30-35 per cent of the clients. After nearly a year in the business, she says Siam Paragon - a 50-50 joint venture between Siam Piwat and the Mall Group - is "100 per cent" on track. "We're confident that we're doing the right thing in terms of being a world-class shopping centre. For example, many of the monarchs or their representatives who came to Thailand last June visited Siam Paragon. "Another example is that we recently organised the largest watch and jewellery fair in Bangkok, with the combined value of goods on display worth in excess of Bt3 billion. We've also been busy welcoming many foreign delegations who want to visit our premises and observe our operation. Since the opening, we've already received delegates from some 40 countries. "Media-wise, Siam Paragon has been publicised in more than 100 countries, including many publications in the Middle East. Even the Board of Trade of Singapore reportedly held a conference after we opened to discuss some counter-measures." So, what has made Siam Paragon tick so far? While key success factors may include a strong management team, a wide product range, unique architecture, state-of-the-art technology, a prime location as well as accessibility, Chadatip says the warm hearts and frequent smiles of thousands of service providers are no less important. "In fact, Siam Piwat and The Mall Group are highly experienced in this business. I myself have been in retailing and hospitality for two decades, since the time we managed the former Siam Intercontinental Hotel. "We had a lot of training for our staff prior to the opening. Now our training system is quite rigorous. We serve with hearts and smiles. In addition, we benefit from having all the three shopping centres together as we can integrate and synchronise their operations, especially the security. Recently, a Singaporean tourist was robbed on Rama I Road outside our premises but ran inside, so he was helped by our personnel. We alerted the police as well as the embassy on his behalf. "Besides the customer relationship personnel for the general public, we have dozens of tourist assistants who can speak more than 20 languages to help foreign visitors, as well as lots of security guards and CCTVs for visitors' safety in all three shopping centres," she says. In terms of marketing, Chadatip says the customer base of Siam Paragon is very wide as it aims to cover nearly all upmarket customer groups. As for the 35-year-old renovated Siam Centre, the target groups are now aged from 12 to 25, whereas Siam Discovery's target groups are of working age. Siam Centre attracts about 100,000 visitors each day, while Siam Discovery has about 75,000. "The International Council of Shopping Centres is interested in researching how we could have managed these three large shopping centres next to each other successfully," she adds.

I dropped by paragon on my vacation just to check it out and said to myself "WTF" first off...with the exception of 1 lane is traffic along sukhumvit (southbound) always diverted around the mall? second...as nice as it is...why does bkk need another mall within a 5 mile radius???? central, emporium, gaysorns, MBK, siam square etc...... i went on a Friday afternoon and it was pretty empty for such an upscale mall and, with all do respect, from what I remember about most thai's is they buy 1 thing and use the damn shopping bag for a year....I just dont see how the shops make the big $$$$....but I am sure I must be wrong atl
