Gosh, a long list.
Its not possible to give any exact price for any buildings.
If u want realy high quality it could cost you 20000 sqm +++ no limit.
A farang style quality house in mid range is 9000 sqm
including all(not any interiour).
standard bathroom, no kitchenware, no aircon, just construction cost with interiour decoration).

If u are not staying here I will not recommend doing it directly.
Buy it at a farang price and keep 10% for 1 year(in case of some damage). Use a thai lawaer.

AFM some other thoughts on this that I hope you'll find helpful:

* The house in the photo in your link also has a swimming pool. If you ask for a building quote for a house with a pool then the builder will know a farang is mostly involved in the project, even if you stayed completely out of the picture and left all the talking and wheeler dealing to Mrs AFM. Thais just tend not to be bothered with swimming pools.

So that means you, or Mrs AFM, would be asked to pay farang prices, even if you were not visible to the builder. Of course you might not be interested in a swimming pool so this might not be a consideration.

If you did want a pool then I would suggest you get that built later, once the house is finished, and get a separate estimate for that.

* We've got a true house (not bungalow) ; 4 beds, 3 bathrooms (1 ensuite), kitchen, dining room, living room, 2 upstairs balconies & 1 upstairs patio area. All western fittings in the bathroom & kitchen (electric oven, extractor fan, fitted units) ; other nice decor touches like skirting boards and recessed lighting. Mrs Shreddie lived in the UK with me for a few years so she knew what she wanted when her house was built. I stayed in the UK and Mrs S came out to LOS and supervised/project managed when the house was built - I drip fed the cash as she needed it. I'll check with her how much we paid and send you a PM. That was about 3 or 4 years ago I think.

With hindsight I am glad I stayed out of the way when the house was built. We've had builders in to do other little jobs around the house since then, and it is very frustrating to see the way the Thais do things. Always cutting corners and not following "western" practices. If I had been involved in the building work I would have blown my top a number of times for sure, and upset Mrs S and the builders. Better that I just saw the finished article. You need to be a very cool customer not to get irate when you see how some things are done.

* Mrs S also had to arrange our own water supply - a well was dug & pump & water tower installed - as there was no village supply to our land. Make sure you have water under the land you plan to build on before you start to build, or you could end up with a beautiful house but no water supply.

Plus she had to arrange for electricity to be supplied also - that involved paying the electric company for wiring down the main road as far as our house as the supply did not reach our land at first.

These kinds of things can also be additional costs. The builder won't quote for these, generally they will be extras you have to arrange yourself if they are not already installed.

Thanks for the insights into your building process.

In my case, my girlfriend, aka Mrs. AFM already owns a plot of land in Phuket near Kata beach, a house in California (and another one in Bangkok).

She was asking me for advice, and my thinking was that she should sell her house in California (approx. 600k), build a house on her Phuket property, invest the remaining money in dividend yielding stocks, and retire to Thailand.

Naturally, I'll go along for the ride (and bolster the income with my ongoing business stuff.)

Was asking about construction prices for Thais, firstly because she is Thai and would be paying for it, and secondly so I could give her a reasonable estimate of what her dividend income would be based on the cash left over.

I hear you AFM, but if Mrs. AFM is adapted to California, she might have a higher expectation of quality that what a typical Thai contractor is accustomed to delivering to a Thai customer... if she gets the "Thai price", it might well come with "Thai quality expectation" (i.e. lower, local standard).

... suggest that you consider that the "farang price" might be higher only partially because of bank book bias, but it might also be higher partially because of the "farang quality expectation" (i.e. a higher, international standard).

... in the end, securing competitive proposals from builders whose finished work you have inspected and can reference as "the standard" (whether international quality, or local quality) will be the real measure of value.
