Of course, there is the option of striking a good long term deal with a decent hotel, so you get to live in their room at a fraction of their normal charges while enjoying their housekeeping, safety, convenience and possibly even complimentary breakfast.

Your purchased studio condo can either be:

a) foreclosed on by the bank (even though it was only $10k to begin with) when you can't meet the payments because you blew all of your money on.... Ýwell, any variety of reasons. Ý

or

b) a parting gift to your BG or MP girlfriend (you know, like a gameshow prize for the runner up).... possibly with plasma tv and UBC included. Ý

For 500,000 bht you can find decent studios in Sukhumvit 60+ or Ladprao. But the same studios can be rented for less than 4000 bht so I am not sure it is a good investment for a non-resident.
You also have to consider that cheap condos (most condos ?) are very poorly maintained and your brand new condo will look like shit in 10-15 years time, very difficult to resell.

c) you are kicked out of your condo because there are more than 49% of foreign owners (which was not the case when you bought it of course).
Or because the  regulation on foreign ownerships has been changed but the new government.

I know Pack we are only long term visitors and we will never be real owners in Thailand !
So I think it is very wise to put the condo in the name of the BG you met the night before. You can absolutely trust her, she will never betray you.

!What she has changed the key and I cannot go in ?!!

What about this scenario:

Out of town a bit, but close to work, transport links.
Paying 3,500/m rent - nice sized, decent room, excellent view of the metropolis and river.
Same rooms for sale 4-500k.  Thai mates tell me they wouldn't pay 300k.
Thats alot of months rent for a place thats only going to go down in value ...

I don't think it will necessarily go down in avlue, if you don't overpay to begin with. ÝThe real problem is the soft market. ÝYou may never be able to unload it.

Still, after a few years of throwing rent down the drain, you will have nothing to show for it, while ownership builds equity. ÝEven if you can't sell it, you can probably rent it to someone, eh?

At 400k, the price of the room is 9.5 years of rent, which is very good compared to the West.
But if your Thai mates would not buy it at 300k, would they rent it a 3,500/m ?

If yes, as haam sup, said you can always buy and rent it, you have an equity with a decent return.
You have to consider also :
-who are the co-owners, will the have the funds/will to renovate the buidling when needed ?
-where is it located ? it is a zone that could be further developped ?

Also important t check if it is a real sale or a zone that can be only leased (30 years). Many crooks are playing on that.

Overall 300-400k is not a huge sum and the real estate prices are quite low in Bangkok (it can always go lower but some think it is really the bottom) so you can always make a bet and maybe have a good surprise.

Really just toying with ideas - no cash at hand at the moment anyway - thinking of buying a car; more danger!!

Its pretty reasonable rent.  Yes, I could rent it down the line, but would more likely use it as a spare f_ck pad!!

Thais have this thing about new versus second hand, so it can be hard to judge the market.  Property market has definately bottomed, and is about to go back on the upswing.

My freind bought one in Bangkok 250 000 THB 2000 THB a month for security and more. Only Thai people staying here. I can not say its the hilton but for a a long term sure. I can 100 % say not more then 1 % farrang lives there.

Hi everyone,

Having read this post I wonder if you had any ideas on the following :

I have been to Thailand many times and on my next visit (2 weeks time) I will be looking for property in Koh Samui.

My question is, are foreigners able to get a mortgage/loan in Thailand?

The property will cost around £200,000 / THB 15,000 000 and I can get half the money myself, so I am looking to borrow the other half.

Because of the property laws involving ownership of land in Thailand I have found it difficult for any UK lenders to help.

Any ideas would be greatly appreciated,
