Anyone have any ideas on the prices of apartment complex - something with 10-20 units. Does not have to be in Bangkok, but shouldn't be in UdonThani either (grin). Ideally, something not in the immediate center of Bangkok, or possibly even on the outskirts. Must be a nice neighborhood, though (i.e. not right next to a waste plant). Any ideas on prices, values, availabilities, etc...? Harry

hzink, if that is a investment project, I would go for a excellent location (center of bkk or pty) and solid construction. i would wait till the next economic downturn though. prices have risen significantly over the last years. you will need the expat's advice about the paperwork and taxes. I cannot help you with that. I am planning on buying a appartment in the future too. you have to be careful, buying a appartment and buying appartment complex is not the same, because you have to buy the land, too. buying land has addicional risks, if you are a foreigner in los (which I assume). I think this has been discussed before her in the forum, have a look around. maybe someone with more experience can help? cheers buxeda

Thanks for the comments. Yes, I know that the apt complex is a whole different ball of wax, hence why I'm asking for information. Regarding land ownership, I'm less worried about it, as this would be something that would require a local thai co-investor as well. The project I am pursuing is not just a simple apt. complex. More like a campus. Harry

Depend on where and what standard you are looking for. Construction costs would run 20 to 25k/m2 in say a 4 storey block which would be quite nice. You can get away with 15k/m2 but longevity issues would arise. Land costs are hard to judge as it depends on location, location, location. Jomtien for instance can run anywhere between 6,000 and 20,000/m2 to buy. Bangkok can run from 15,000 up, up, up. Buying S/H is not advisable IMHO as the quality is unknown, buildings do not last in Thailand and they may be unsuitable for what you have in mind. If you are looking for a campus then what do you have in mind? Is it to be residential? AUST in the hills above Jomtien is in a lovely spot. Built on cheap farmland it has views over the bay but is far enough out of town that BKK parents need not worry their little darlings will get in trouble. As to having a Thai investor, good luck!!!!
