I assume, as in most things, there is a difference between the price a contractor would charge a Farang vs what they would charge a Thai to construct a home. But does anyone know approximately what the % difference is or would tend to be? Or for example say, the cost for a 3bdr. house, with quality fittings, for a Thai person.

For anything he buy a farang can expect to pay 2 to 10 times (did I say 20 times?) what a Thai would pay, so yes you can safely expect your house to be more expensive for you than for a Thai. Now how much more expensive depend on how dishonnest is your builder, materials provider and anyone involved, everyone will for sure want a part of the money of the stupid farang, and everyone will lie and arrange in your back to make you pay as much as they can at every step of the work... Info I'm seeking is total construction cost, assuming a Thai customer who already owns the property. (and with no farangs involved at all, no, not even me). Let's say for example purposes a 280 sq. meter, 3 bedroom house, ie. http://www.phuket.net/property/two-storey-house-with-pool-1517.htm This one is listed for 7.9 M, obviously including land and most likely marked up for farang prospects. Assuming a Thai person owned a similar plot of land -- how much for them to have the house built on it?

Hmm, kind of on-topic, I always wondered about this: when I was new to Thailand and stupid, I got involved with a Thai girl, and moved to her upcountry home (rural Ayuthaya province) with her. I paid for a room to be added on to the house (old-fashioned raised Thai wood house) so we could have our own bedroom; it was a modest-sized room (can't remember square footage), they did it for 40k baht all-in (this was in 2003, so about $1,000 US). I'm no expert but I felt they did a pretty good, solid job... Anyway, I always wonder how much they inflated the price due to my farang-ness? haha...

... check out the Expat Builder's Forum at http://www.coolthaihouse.com/... some pretty serious guys there. ... also... the expectation that a farang will pay more than a Thai is not really so unreasonable... first, and most obvious, is that Thailand is a nation of culturally inferior values... a reason that lying, cheating, stealing, prostitution, human trafficking, corruption, etc. all proliferate here. ... but, assuming you DO find a decent enough Thai contractor, he knows that the farang will not accept the same standards most Thais will accept... he knows he's going to be ripping stuff out and doing it again... a higher cost is reasonable.
